We are currently seeking a dedicated Porter/Make Ready Technician to join our maintenance team. This role is crucial in upholding the pristine condition of the property's interior and exterior buildings and grounds. As a Porter/Make Ready Technician, you will play an essential part in maintaining the overall curb appeal and functionality of the community by performing a variety of cleaning, maintenance, and preparation tasks. Your responsibilities will include cleaning the property’s common areas, assisting with pool maintenance, handling pressure washing duties, and supporting the maintenance team by managing work orders, moving furniture, and unloading and storing supplies. Additionally, you will be an important member of the on-call rotation, which includes evening and weekend shifts, requiring flexibility and teamwork.
The ideal candidate should be physically capable of handling various tasks, including frequent lifting or moving of items up to 50 pounds, and must possess basic maintenance skills to ensure unit make-ready duties are carried out efficiently. These can include trash removal, cleaning, painting, and minor repairs. You will also be responsible for testing pool water chemical levels daily to maintain a safe and pleasant swimming environment, requiring a pool operator’s certificate. Your role is highly visible and directly impacts the satisfaction of residents and prospective tenants, so attention to detail and pride in your work are essential.

Job Requirements
- Must be able to work well with others as a team and take direction from supervisor but have the initiative to work independently
- high school graduate preferred but not mandatory
- previous groundskeeper or porter experience helpful but not required
- ability to frequently lift and or move up to 50 lbs
- knowledge of general maintenance, make-ready of unit duties including trash out, cleaning, and painting
- ability to understand and carry out written or verbal multi-step instructions
- ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals including understanding and following MSDS rules for handling and use of any chemicals
- ability to drive a golf cart
- ability to deal with problems involving several concrete variables in standardized situations
Job Qualifications
- High school graduate preferred but not required
- previous groundskeeper or porter experience helpful but not mandatory
- ability to understand and carry out written or verbal multi-step instructions
- ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals including MSDS for chemical handling
- possession of pool operator’s certificate
- ability to drive a golf cart
- strong problem solving skills in standardized situations
Job Duties
- Cleans and picks up trash from around the trash dumpster ensuring a clean and tidy appearance at all times
- cleans and arranges furniture and trash receptacles in pool areas and tests chemical levels of pool water daily to maintain proper chemical balance
- maintains cleanliness of office amenities and all common areas including grounds, laundry rooms, walkways, streets, driveways, parking lots, entrances, foyers, breezeways, and recreational areas
- performs exterior building light checks and assists with repairs and replacements
- thoroughly trashes out vacated apartments designated by supervisor and prepares them for make ready and re-renting including carpet repairs, dyeing, and shampooing as needed
- repairs and prepares walls, doors, wood trim, closets, and cabinets for painting
- ensures proper operation of appliances including stove, vent-a-hood, garbage disposal, refrigerator, dishwasher, water heater, HVAC, washer, and dryer
- repairs minor problems and reports major issues to management for timely resolution
- re-keys master locks and makes keys available for leasing prior to move-in
- performs other assigned duties as required
