This role focuses on maintaining the physical aspects of a large, stabilized mid-rise apartment community consisting of 636 units. The position is integral to ensuring that the grounds, amenities, and overall curb appeal always meet Greystar's exacting standards. The Community Groundskeeper will conduct regular inspections to keep the property clean and visually appealing, removing litter, debris, and other unwanted materials. They will support the service team by managing routine service requests and assist in the make-ready process of units. Attention to safety and regulatory compliance is critical, as the role involves changing locks according to property policy and ensuring pool gates meet safety codes. This full-time position operates on a Sunday to Thursday schedule with hours from 8 a.m. to 5 p.m. The position is entry-level, making it accessible to candidates new to this line of work, but it requires physical stamina to stand, walk, bend, and perform manual tasks both indoors and outdoors in varying weather conditions.
The hourly pay range for this role in San Jose is $19.71 to $23.00, reflective of experience and location. Additionally, employees may be eligible for incentive-based bonuses including weekly, monthly, or quarterly rewards depending on performance. The Community Groundskeeper must demonstrate strong customer service skills, interacting respectfully with residents and colleagues, responding sensitively to maintenance concerns, and ensuring the safety of all community members by reporting hazards promptly. Training and compliance with OSHA and other safety regulations are enforced through routine property safety meetings and mandatory training. This role may require flexible hours including 'on-call' duties during evenings, weekends, and holidays along with occasional travel for trainings or to assist other properties.

Job Qualifications
- Entry level education or equivalent experience in property maintenance or related field
- Valid driver’s license to operate golf carts or property vehicles
- Ability to perform physical tasks including standing, walking, bending, stooping, climbing ladders, and lifting weights up to 25 pounds independently and 50 pounds with assistance
- Strong communication and interpersonal skills for effective customer service
- Basic knowledge of safety regulations and willingness to adhere to OSHA standards
- Ability to work flexible schedules including evenings, weekends, and holidays
- Prior experience with routine maintenance or groundskeeping is a plus but not required
Job Duties
- Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
- Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas
- Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process
- Changes all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards
- Distributes notices and communications to residents as necessary
- Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
- Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
- Complies with Greystar’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
