The role of Porter is an essential position within the property maintenance team, reporting directly to the Maintenance Supervisor. The Porter plays a vital role in preserving the aesthetic appeal and safety of the community grounds at the assigned property. This position involves a variety of responsibilities that include landscaping tasks such as watering plants and lawns, mowing, trimming, fertilizing, raking, and pulling weeds. The Porter is also tasked with maintaining exterior elements of the property, such as painting buildings, cleaning light fixtures, replacing light bulbs, and installing or repairing fences and gates.
In addition to landscaping and exterior maintenance, the Porter assists with custodial duties including sweeping, mopping, vacuuming, emptying trash and pet waste stations, and cleaning windows. They must maintain all lawn and cleaning equipment according to manufacturer and company guidelines and perform scheduled maintenance on these tools. The role requires a high level of physical stamina and the ability to safely use various hand and power tools. Additionally, the Porter participates in emergency maintenance coverage during evenings, weekends, and holidays as part of a standby schedule. Communication with supervisors is critical, requiring daily verbal and written reports on the property’s condition, any unusual circumstances, and ongoing projects.
This position demands a professional appearance at all times, adherence to safety regulations, and a proactive approach to property care. The Porter must be adaptable, willing to accept additional responsibilities beyond routine maintenance, and able to work effectively both independently and as part of a team. A valid government-issued ID or driver’s license is required depending on the property’s location and management needs. Job Requirements
- High school diploma or equivalent preferred
- Prior experience in maintenance or groundskeeping preferred
- Ability to lift and carry weights up to 50 pounds safely
- Ability to safely move large appliances with hand trucks
- Ability to safely use hand and power tools including drills and circular saws
- Ability to safely ascend and descend ladders unassisted
- Ability to tolerate exposure to mechanical parts, fumes, chemicals, and outdoor weather conditions
- Ability to access all areas of the property grounds including multilevel structures
- Ability to walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl for long periods
- Ability to perform close, distance, color, peripheral vision, depth perception and focus
- Must have a valid government issued state ID or driver's license as required
- Excellent attendance and communication skills
Job Qualifications
- High School Diploma or Equivalent preferred
- Prior experience preferred
- Ability to clearly communicate verbally, in writing and ability to read in English
- Ability to read, understand and follow instructions contained in handwritten/printed work orders
- Ability to provide handwritten/typed responses and complete handwritten/typed reports in accordance with company procedures
- Ability to read and understand various manuals, instructions and other printed materials such as regulation manuals, procedures manuals, warning labels and directional labeling on materials
- Ability to work under time constraints and complete tasks in a reasonable timeframe
- Willingness to accept other tasks and responsibilities that may not be strictly related to repair and maintenance
- Limited computer literacy
- Must have a government issued state ID or valid driver’s license if required by management based on location/property or business needs
Job Duties
- Practice OSHA standards, company safety policy and stay aware of work-safety requirements
- Continuing education of safety training as required by company and/or State and Federal Law
- Complete a hazard assessment form before beginning any task
- Water any and all potted plants in community common areas daily
- Water any additional newly planted foliage as directed by the community manager
- Water lawn, shrubs and flowers, mow, trim, fertilize and rake lawns, trim shrubs, plants and small trees, tend to flowers and pull weeds, and spray insecticides
- Maintain watering and drainage systems, turn soil and reseed lawn
- Paint exterior of buildings, pick up litter/trash on grounds daily, clean and maintain exterior light fixtures and replace light bulbs
- Install and maintain fences and gates
- Care for the pools
- Assist in inventory control and upkeep of grounds equipment and supplies
- Assist with any emergency maintenance situations as they arise as well as assist with any after hour emergency situations such as fire watch
- Perform scheduled maintenance on all equipment
- Maintain all lawn and cleaning equipment according to manufacturer and company procedure guidelines
- Perform routine pressure wash/blowing of walks and breezeways and assist with keeping pool area clean, chairs straight, and trash receptacles empty
- Participate in a standby emergency schedule for evening, weekend and holiday coverage
- Frequent no less than one time per day verbal and written communication with supervisor
- Report unusual or extraordinary circumstances regarding the property, co-workers, or residents
- Maintain the required property uniform and ensuring a professional appearance and attitude at all times
- Ensure storage areas and entrances are locked and adequate lighting of areas is maintained at all times
- Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash and pet stations, cleaning windows
- Assist other team members when necessary
