The role of the Porter/Groundskeeper is vital to the success of our community maintenance efforts and overall resident experience. This position is responsible for the maintenance, cleanliness, and aesthetic appeal of all community grounds, common areas, and vacant apartment units. The Porter will ensure that all pathways, stairwells, parking lots, amenity areas, and trash disposal zones are tidy and free from debris to provide a safe and visually appealing environment. Additionally, the role involves routine groundskeeping tasks such as watering plants, removing weeds, sweeping, mopping, vacuuming, dusting, and polishing surfaces. Assisting in the make-ready process of vacant units by thorough cleaning and minor maintenance tasks is also part of the responsibilities. The Porter interacts regularly with residents, guests, and prospective tenants, delivering professional and friendly customer service to promote a welcoming atmosphere.

This role demands someone with physical stamina capable of performing tasks that require bending, lifting, and standing for long periods. The ideal candidate will have at least one year of experience in related fields such as porter services or groundskeeping and possess a strong sense of time management and organizational skills to handle tasks independently and collaboratively. The Porter must also demonstrate an understanding of applicable regional and federal housing laws and regulations to ensure compliance with landlord-tenant legal requirements. Job Requirements

  • must have a valid driver's license with no major infractions in the last 12 months

Job Duties

  • ensure that all community grounds, tour pathways, breezeways, stairwells, parking lots, amenity areas, and dumpster areas are clean and free of debris
  • perform regular cleaning tasks such as sweeping, picking up trash, and removing litter
  • maintain the appearance of landscaping, including watering plants and removing weeds
  • clean and sanitize common areas such as lobbies, hallways, fitness centers, and laundry rooms
  • vacuum, dust, mop, and polish floors and surfaces
  • empty trash receptacles and replace liners
  • clean windows, mirrors, and other glass surfaces
  • assist in the make-ready process of vacant apartments by removing trash, cleaning appliances and fixtures, and ensuring a move-in ready condition
  • assist the maintenance team with routine inspections and repairs as directed by the Service Manager
  • interact with residents, guests, and prospective tenants in a friendly and professional manner
  • respond to resident inquiries and requests in a timely and helpful manner
