The role of Property Groundskeeper at Case is critical to ensuring the cleanliness and appearance of all common areas and property grounds. This hands-on position entails a wide range of duties focused on waste removal, landscaping, pool and facility maintenance, and general upkeep to keep the property visually appealing and safe for residents and visitors. The Property Groundskeeper will be instrumental in maintaining parking areas, walkways, and outdoor communal spaces, which contributes greatly to the overall resident experience. Duties include daily trash collection around the property and vacant apartment units, cleaning laundry rooms and mail areas, sweeping and cleaning trash dumpster zones, and caring for exterior air conditioning units.
Beyond trash removal, the role involves landscape management tasks such as planting, weeding flowerbeds, removing dead shrubs, moving sprinklers, and lawn equipment storage to ensure outdoor spaces are vibrant and well-kept. The Property Groundskeeper also oversees pool and Jacuzzi maintenance, ensuring water quality through chemical testing, cleaning the pool deck, arranging and straightening furniture, and maintaining cleanliness around these recreational amenities.
This position requires regular communication and coordination with the Property Manager, assisting with resident notices, tagging broken-down vehicles, and maintaining outdoor lighting and fencing. Occasional tasks include repairing and painting curbs, repairing screens, cleaning gutters, and managing inclement weather preparations such as deploying ice-melt and snow shoveling. Completion of weekend porter checklists and carpet shampooing further highlight the comprehensive nature of this role.
Candidates must be able to follow written and oral instructions, communicate effectively in English, and work safely while completing physical tasks that may involve lifting heavy items with assistance. The role demands attention to detail, proactive maintenance skills, and a strong work ethic to ensure the property remains inviting and well-maintained throughout the year.

Job Requirements
- Able to communicate with property manager through written and oral instructions

Job Qualifications
- High school diploma or equivalent
- Previous experience in property maintenance or landscaping preferred
- Knowledge of basic landscaping, pool maintenance, and general repair techniques
- Ability to follow detailed instructions accurately
- Strong communication skills in English
- Ability to work independently and as part of a team
- Physical ability to perform manual labor tasks efficiently and safely
Job Duties
- Removing and disposing of trash on property grounds including cigarette butts, dog feces, soda cans, broken tree limbs
- Removing and disposing of trash in laundry rooms and around mailboxes two times per day or as needed
- Removing and disposing of trash from vacant apartment units as needed
- Sweeping and cleaning trash dumpster areas daily
- Cleaning exterior air conditioning units as needed
- Sweeping and blowing entranceways, sidewalks, breezeways, and curbs two times per week or as needed
- Completing landscape changes including plant installation and weeding
- Watering and weeding flowerbeds
- removing dead shrubs and trees
- Placing sprinkler hoses and moving them throughout the day
- Putting away lawn equipment at the end of each workday
- Maintaining the pool(s) and Jacuzzi(s) including chemical checks, cleaning and trash removal
- Cleaning pool deck and furniture daily
- Straightening pool furniture
- Assisting Property Manager in tagging broken down cars and delivering notices/newsletters to residents
- Assisting with maintenance of exterior lights as needed
- Repairing broken fences, cleaning exterior light globes, painting curbs, and replacing/repairing screens
- Cleaning rain guttering as needed
- Completion of weekend porter checklist and turning it in to property manager
- Shampooing all carpets
- Depositing ice-melt and shoveling snow as necessary during inclement weather
- Completing all job-related tasks assigned by Property Manager
