The role offered is that of a Porter, reporting directly to the Maintenance Supervisor, responsible for ensuring that the community grounds of the assigned property remain in an attractive and well-maintained condition. The Porter plays a crucial role in landscape maintenance, custodial duties, and minor property upkeep, operating within OSHA standards and company safety policies at all times. The position requires excellent communication skills, the ability to build lasting professional relationships, and a proactive attitude towards safety and maintenance tasks. Daily duties include watering plants, lawn care such as mowing, trimming, fertilizing, and raking, as well as the maintenance of shrubs, flowers, and small trees. Other responsibilities encompass minor repair tasks like painting, fence and gate upkeep, exterior light fixture maintenance, and assistance with pool care. The Porter also participates in emergency standby schedules, assists with custodial work indoors and outdoors, and supports other team members in daily duties.

Knowledge of safety procedures, hazard assessments, and routine equipment maintenance is essential, along with the ability to read and follow work orders and manuals. The company values a professional appearance and attitude, requiring adherence to uniform policies and proper care of all maintenance tools and equipment. This position demands frequent communication with supervisors to report any unusual circumstances or property concerns, ensuring a rapid response to potential issues. Physical requirements include the capability to lift up to 50 pounds safely, maneuver large appliances using hand trucks, safely use hand and power tools, and work in various weather and environmental conditions. Job Duties
