We are currently seeking a conscientious Porter to join our maintenance department under the supervision of the Maintenance Supervisor. This full-time position plays a vital role in maintaining the appealing appearance and functionality of our community grounds. The successful candidate will be responsible for landscaping tasks including watering plants, mowing lawns, trimming shrubs, and caring for flowers, as well as general upkeep such as litter removal and exterior cleaning. Additionally, the Porter will assist in minor repairs and equipment maintenance as needed while adhering strictly to OSHA standards and company safety policies.
This role requires a dependable and safety-conscious individual with excellent attendance and communication skills who is also capable of building lasting business relationships with team members and residents. The ability to follow detailed instructions and complete routine maintenance tasks efficiently is critical. Responsibilities also include participation in emergency standby schedules during evenings, weekends, and holidays to support property needs. A professional appearance and attitude are expected at all times, as well as proactive communication with supervisors. Job Requirements
- High school diploma or equivalent preferred
- Prior experience preferred
- Ability to safely lift and carry up to 50 pounds
- Ability to operate hand tools and power tools including drills and saws
- Ability to ascend and descend ladders unassisted
- Valid state ID or driver’s license if required
- Ability to work under various weather conditions
- Ability to communicate clearly in English
- Willingness to accept diverse responsibilities

Job Duties
- Practice OSHA standards and company safety policy
- Complete hazard assessments before tasks
- Water community plants and newly planted foliage daily
- Maintain lawn care including mowing, trimming, fertilizing, raking, and weed pulling
- Paint building exteriors and pick up litter daily
- Clean and maintain exterior lighting and replace bulbs
- Maintain fences, gates, pools, and related equipment
- Perform scheduled equipment maintenance
- Pressure wash walks and breezeways
- Participate in emergency standby schedules
- Report unusual circumstances to supervisor
- Maintain professional appearance and company uniform
- Lock storage areas and ensure adequate lighting
- Assist in custodial duties including sweeping and trash removal
- Collaborate with team members
