The role of the Porter is a vital position under the supervision of the Maintenance Supervisor, responsible for the upkeep and beautification of community grounds. This position ensures that outdoor spaces, including lawns, shrubs, flowers, and common areas, are maintained in an attractive and orderly manner. The Porter’s duties extend beyond simple landscaping tasks to include routine maintenance such as painting, equipment upkeep, pest control, and custodial work. The position demands a proactive approach to safety through regular hazard assessments and compliance with OSHA standards. Porters also participate in emergency maintenance situations and standby schedules, showcasing the importance of flexibility and readiness in this role. Strong communication skills are essential, as frequent verbal and written updates to supervisors are required along with the ability to report unusual circumstances effectively. Job Requirements

  • High school diploma or equivalent preferred
  • Prior experience preferred
  • Ability to safely lift and carry weights up to 50 pounds
  • Ability to move large appliances using hand trucks
  • Ability to safely use hand and power tools including hammers, screwdrivers, drills, and saws
  • Ability to safely ascend and descend ladders unassisted
  • Tolerate exposure to mechanical parts, chemicals, weather conditions
  • Capable of accessing all property grounds including multi-level structures
  • Must be physically capable of walking, standing, bending, climbing, kneeling, crouching, and crawling for extended periods
  • Possess specific vision abilities including close, distance, color, peripheral vision, depth perception, and focus
  • Must have state ID or valid driver's license if required

Job Qualifications

  • High school diploma or equivalent preferred
  • Prior experience preferred
  • Ability to clearly communicate verbally and in writing
  • Ability to read and understand instructions and manuals
  • Competent in basic safety procedures and hazard assessments
  • Basic knowledge of maintenance tools and equipment
  • Familiarity with OSHA standards
  • Ability to work under time constraints and complete tasks efficiently
  • Willingness to accept tasks beyond repair and maintenance
  • Limited computer literacy
  • Valid government issued state ID or driver's license if required by management

Job Duties

  • Practice OSHA standards, company safety policy and stay aware of work-safety requirements
  • Continuing education of safety training as required by company and/or State and Federal Law
  • Complete a hazard assessment form before beginning any task
  • Water any and all potted plants in community common areas daily
  • Water lawn, shrubs and flowers, mow, trim, fertilize and rake lawns, trim shrubs, plants and small trees, tend to flowers and pull weeds, spray insecticides, maintain watering and drainage systems, turn soil and reseed lawn
  • Paint exterior of buildings, pick up litter/trash on grounds daily, clean and maintain exterior light fixtures and replace light bulbs, install and maintain fences and gates, care for pools, assist in inventory control and upkeep of grounds equipment and supplies, assist with any emergency maintenance situations as they arise
  • Perform scheduled maintenance on all equipment based on manufacturers recommendations and operating manuals
  • Maintain all lawn and cleaning equipment according to manufacturer and company procedure guidelines
  • Perform routine pressure washing/blowing of walks and breezeways and assist with keeping pool area clean, chairs straight, and trash receptacles empty
  • Participate in a standby emergency schedule for evening, weekend and holiday coverage
  • Frequent verbal and written communication with supervisor
  • Report unusual or extraordinary circumstances regarding the property, co-workers, or residents
  • Maintain required property uniform and professional appearance and attitude at all times
  • Ensure storage areas and entrances are locked and adequate lighting of areas is maintained at all times
  • Assist in custodial work including sweeping, mopping, vacuuming, emptying trash and pet stations, cleaning windows
  • Assist other team members when necessary
