The Porter role at SRM is a vital position tasked with supporting the overall cleanliness and upkeep of community grounds, common areas, and amenities within the residential properties managed by SRM. This full-time position operates on a Wednesday through Sunday schedule, from 9:00 AM to 6:00 PM, and offers an hourly pay rate between $24 and $26. The Porter works closely with the Maintenance Supervisor and Property Manager, contributing to both routine maintenance tasks and appearance improvements to ensure the community is inviting, safe, and well-maintained.

As a Porter, the responsibilities include maintaining the cleanliness and appearance of outdoor areas such as parking lots, sidewalks, landscaped grounds, and recreational amenities like playgrounds and pool decks. The role involves daily trash collection and disposal from community spaces and trash enclosures to prevent litter buildup and maintain a tidy environment. Indoor common areas such as hallways, lobbies, laundry facilities, fitness centers, and clubhouses must also be kept clean and well-stocked with necessary supplies.

The Porter assists with preparing model units, vacant apartments, and leasing office spaces to ensure they are presentable to prospective residents and clients. Additionally, they help with apartment turns by performing basic cleaning and maintenance support tasks when needed. Seasonal work includes snow removal, ice treatment, and landscaping tasks to maintain safe and attractive outdoor environments year-round.

This role requires a strong attention to detail, commitment to cleanliness, and excellent customer service skills, as the Porter often interacts directly with residents and guests in a professional and courteous manner. Physical endurance and the ability to perform tasks such as walking, bending, lifting up to 50 pounds, and working outdoors in various weather conditions are essential. The Porter is also responsible for identifying and promptly reporting safety hazards, maintenance concerns, and vandalism issues to ensure the community remains secure and well-kept.

Job Duties

  • Maintain the cleanliness and appearance of community grounds, parking areas, sidewalks, and landscaped areas
  • Collect and dispose of trash and debris from common areas and trash enclosures on a daily basis
  • Clean and maintain common areas including hallways, lobbies, laundry rooms, fitness centers, and clubhouses
  • Ensure model units, vacant apartments, and leasing office areas are clean and presentable
  • Assist with apartment turns by performing basic cleaning tasks as needed
  • Clean and maintain outdoor amenities such as playgrounds, picnic areas, and pool decks
  • Support seasonal property needs including snow removal, ice treatment, and landscaping tasks
  • Monitor and restock supplies in shared spaces such as restrooms and laundry rooms
  • Provide courteous and professional interactions with residents and guests
  • Assist the maintenance team with minor repairs and special projects as directed
  • Identify and report safety hazards, maintenance concerns, and vandalism in a timely manner
  • Follow all company safety policies and procedures and participate in required training
  • Maintain a professional appearance and adhere to uniform standards
