The Porter/Groundskeeper position at Lumen & June in Albuquerque, New Mexico, offers an exciting opportunity to contribute to a leading community by maintaining pristine grounds and supporting a high standard of curb appeal. This role involves daily inspection and upkeep of community spaces, ensuring amenities are inviting and well-maintained, and delivering excellent customer service to residents. Responsibilities include litter removal, trash management, minor maintenance tasks, and assistance during apartment turnovers. The position also requires ensuring safety standards at pool gates, managing lock changes, distributing resident communications, and promptly reporting hazards or safety concerns. This full-time role demands physical stamina, flexibility to work various shifts including evenings and holidays, and requires a valid driver’s license for operating property golf carts. Job Requirements

High school diploma or equivalent
Valid driver’s license
Ability to stand, walk, bend, stoop, climb ladders, and work in various weather conditions
Ability to lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance
Ability to work flexible schedules including evenings, weekends, and holidays
Ability to take calls during off-hours
Ability to travel occasionally to other properties, training, or meetings
Compliance with safety and risk management policies including OSHA training

Job Qualifications

High school diploma or equivalent
Experience in groundskeeping, maintenance, or related field preferred
Valid driver’s license required to operate golf carts on the property
Ability to perform physical tasks including lifting up to 50 pounds with assistance
Strong attention to detail and safety awareness
Basic customer service skills and ability to communicate effectively with residents and team members
Willingness to work flexible hours including evenings, weekends, and holidays

Job Duties

Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
Remove trash and remaining items from vacant apartments prior to starting the make-ready process, transfer trash to dumpster or storage area as applicable, and clean and maintain storage areas
Complete assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assist the make-ready specialist in the turn process
Change all locks in accordance with the propertys policy and ensure gates to all pool areas are working according to codes and safety standards
Distribute notices and communications to residents as necessary
Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
Demonstrate customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
