This position is responsible for ensuring that all grounds, amenities, and overall community curb appeal meet stringent upkeep and safety criteria. Specifically, this stabilized garden-style property comprises 581 units and requires a dedicated individual to work a schedule from Sunday through Thursday, 7:00 AM to 3:30 PM. The Property Maintenance role primarily supports the service team by inspecting the property to remove litter, debris, and pet waste, maintaining cleanliness of common areas and amenities at all times, and performing minor repairs and service tasks as assigned by supervisors. The candidate will play an integral role in ensuring that vacant apartments are cleared of trash and items before make-ready processes begin, gates and locks are maintained according to safety standards, and necessary communications are distributed effectively to residents. Job Requirements

Job Duties

  • Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
  • Remove trash and remaining items from vacant apartments prior to starting the make-ready process, transfer trash to dumpster or storage area as applicable, and clean and maintain storage areas
  • Complete assigned minor and routine service requests as requested by service supervisor and/or community manager, and assist the make-ready specialist in the turn process
  • Change all locks in accordance with the property’s policy and ensure gates to all pool areas are working according to codes and safety standards
  • Distribute notices and communications to residents as necessary
  • Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others
  • Demonstrate customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services
  • Comply with Greystar's safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately
