The role of the Porter is vital in supporting these goals by performing daily maintenance tasks on the assigned property grounds. Reporting directly to the Maintenance Supervisor, the Porter is tasked with keeping outdoor spaces attractive and safe by conducting a diverse range of duties that include watering plants, mowing lawns, trimming shrubs, fertilizing, raking leaves, and handling minor repairs such as painting exterior surfaces and maintaining lighting fixtures. The Porter must also ensure that equipment is regularly serviced according to manufacturer guidelines and company procedures to maintain operational efficiency. Working under time constraints, the Porter is expected to demonstrate good judgment and complete tasks within reasonable timeframes while adhering to safety protocols. Additional responsibilities include assisting in custodial work such as sweeping, mopping, vacuuming, emptying trash and pet stations, and cleaning windows. The Porter is also expected to participate in emergency standby schedules including evenings, weekends, and holidays, ensuring the property remains safe and well-maintained at all times. The role demands strong communication skills for reporting unusual circumstances or emergencies and maintaining clear communication with supervisors daily in both verbal and written forms. A professional appearance and attitude are mandatory, with adherence to uniform policies and securing the property during and after work hours. Job Requirements
- High school diploma or equivalent preferred
- Prior experience preferred
- Ability to clearly communicate verbally and in writing in English
- Ability to read and understand instructions contained in handwritten or printed work orders
- Ability to work under time constraints and complete tasks in a reasonable timeframe
- Must have a government issued state ID or valid driver's license if required by management
- Ability to safely lift and carry weights up to fifty pounds
- Ability to safely move large appliances using a hand truck
- Ability to safely use hand and power tools including hammers, screwdrivers, saws, drills, and circular saws
- Ability to safely ascend and descend ladders unassisted
- Tolerate exposure to moving mechanical parts, fumes, toxic chemicals, and outside weather conditions
- Ability to walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl for extended periods
- Specific vision abilities including close, distance, color, peripheral vision, depth perception and ability to focus
Job Qualifications
- High school diploma or equivalent preferred
- Prior experience preferred
- Ability to clearly communicate verbally and in writing in English
- Ability to read and understand handwritten and printed work orders and complete required reports
- Ability to follow instructions from manuals, labels, and other printed materials
- Computer literacy at a limited level
- Must possess a government issued state ID or valid driver's license if required by management based on location or business needs
Job Duties
- Practice OSHA standards, company safety policy and stay aware of work-safety requirements
- Continuing education of safety training as required by company and/or State and Federal law
- Complete a hazard assessment form before beginning any task
- Water any and all potted plants in community common areas daily
- Water any additional newly planted foliage as directed by the community manager
- Water lawn, shrubs and flowers, mow, trim, fertilize and rake lawns, trim shrubs, plants and small trees, tend to flowers and pull weeds, and spray insecticides
- Maintain watering and drainage systems, turn soil and reseed lawn
- Paint exterior of buildings, pick up litter/trash on grounds daily, clean and maintain exterior light fixtures and replace light bulbs
- Install and maintain fences and gates, care for the pools, assist in inventory control and upkeep of grounds equipment and supplies
- Assist with emergency maintenance situations and after hour emergency situations such as fire watch
- Perform scheduled maintenance on all equipment based on manufacturers recommendations and operating manuals
- Maintain all lawn and cleaning equipment according to manufacturer and company procedure guidelines
- Perform routine pressure washing/blowing of walks and breezeways and assist with keeping pool area clean, chairs straight, and trash receptacles empty
- Participate in a standby emergency schedule for evening, weekend and holiday coverage
- Communicate verbally and in writing with supervisor at least once per day
- Report unusual or extraordinary circumstances regarding the property, co-workers, or residents
- Maintain the required property uniform and ensure a professional appearance and attitude at all times
- Ensure storage areas and entrances are locked and adequate lighting of areas is maintained at all times
- Assist in custodial work including sweeping, mopping, vacuuming, emptying trash and pet stations, cleaning windows
- Assist other team members as necessary
