Located in El Paso, Texas, Case Properties is looking to expand its team with a reliable and motivated individual for the position of Property Porter.

The Property Porter position is full-time with a competitive pay starting at $15 per hour, commensurate with experience. This role is pivotal in maintaining the cleanliness, safety, and aesthetic appeal of the property. The successful candidate will be responsible for the upkeep of common areas, exterior grounds, and various on-site facilities including laundry rooms, pool areas, and vacant units. Their duties will encompass trash removal, landscape maintenance, and routine cleaning tasks that support the overall appearance and functionality of the community. This role requires an individual with strong communication skills, physical stamina, and a proactive attitude toward property care.

The Property Porter will carry out daily inspections and cleanups, manage waste disposal, assist with minor repairs, and ensure the upkeep of pool and Jacuzzi facilities through regular cleaning and chemical checks. They will also collaborate closely with the Property Manager by assisting with resident notifications and property management tasks. Safety and professionalism are essential, as is the ability to read and understand instructions and correspond effectively with residents, supervisors, and vendors. Beyond routine maintenance, the position involves supporting community upgrades such as planting, weeding, and care of outdoor areas as well as handling weather-related responsibilities like snow removal and application of ice melt. Job Requirements

  • Able to communicate with property manager through written and oral instructions
  • Must be able to read, speak and understand English for business purposes
  • Must be able to read and write instructions, short correspondence, memos, service requests, and converse professionally with residents, coworkers, and vendors
  • Must be able to successfully complete pre-employment background investigation including criminal record search, employment verification, and drug screen
  • Must be able to stand, walk, climb stairs and ladders

Job Qualifications

  • High school diploma or equivalent
  • Prior experience in property maintenance or landscaping preferred
  • Ability to communicate effectively verbally and in writing
  • Basic knowledge of landscape care and pool maintenance
  • Ability to operate standard lawn and cleaning equipment
  • Strong organizational skills
  • Ability to follow instructions and work independently
  • Customer service skills for interacting with residents
  • Physical capability to perform manual labor including lifting up to 75 pounds

Job Duties

  • Removing and disposing of trash on property grounds including cigarette butts, dog feces, soda cans, broken tree limbs
  • Removing and disposing of trash in laundry rooms and around mailboxes twice daily or as needed
  • Removing and disposing of trash from vacant units as needed
  • Sweeping and cleaning trash dumpster areas daily
  • Cleaning exterior A/C units as needed
  • Sweeping and blowing entranceways, sidewalks, breezeways, and curbs twice weekly or as needed
  • Completing landscape tasks including plant installation and weeding
  • Watering and weeding flowerbeds, removing dead shrubs and trees
  • Managing sprinkler hoses throughout the day
  • Storing lawn equipment at the end of each workday
  • Maintaining pool and Jacuzzi(s) including chemical checks and cleaning
  • Removing trash in and around pool and Jacuzzi
  • Cleaning pool deck and furniture daily, straightening pool furniture
  • Assisting Property Manager with tagging broken down cars and delivering notices
  • Supporting maintenance of exterior lights
  • Repairing fences, cleaning light globes, painting curbs, replacing or repairing screens
  • Cleaning rain gutters as needed
  • Completing weekend porter checklist and submitting to Property Manager
  • Shampooing carpets
  • Depositing ice-melt and shoveling snow during inclement weather
  • Completing all job-related tasks assigned by Property Manager
