The Porter/Groundskeeper position at Yugo USA is a full-time, hourly role that offers a competitive compensation range of $15 to $16 per hour. This position is based on-site at Launch Partments and plays a critical role in maintaining the cleanliness, safety, and aesthetic appeal of the community. As a key team member reporting directly to the Maintenance Supervisor, the Porter/Groundskeeper is entrusted with the responsibility of daily grounds upkeep, including trash removal and cleaning of common areas such as hallways and courtyards. Beyond these essential tasks, the role involves preparing vacant units for new residents, ensuring appliances and fixtures are in pristine condition, and assisting with property turnover tasks to help the property maintain its value and welcoming atmosphere.

In addition to cleaning duties, the Porter/Groundskeeper performs light maintenance work, reporting unusual conditions or repair needs to the supervisory team and replacing minor fixtures as needed both inside and outside the property. Safety is paramount, and the role requires adherence to OSHA guidelines, participation in safety training, and proper use of safety equipment to maintain a hazard-free environment. The position may also involve maintaining pool and spa facilities in compliance with local safety and certification standards.

The role demands physical stamina and the ability to work in various weather conditions, as it may occasionally involve working near mechanical equipment, elevated heights, fumes, and chemicals, as well as lifting and moving objects of 50 pounds or more. The candidate should be adaptable, technologically proficient, and open to obtaining a Carbon Literacy Certification. Job Requirements

  • a minimum of 1 year of experience preferably in residential properties rental operations or related business operations desired
  • high school graduate or equivalent
  • strong interpersonal and communication skills including the ability to build and maintain quality relationships
  • attention to accuracy and quality looks for ways to improve and innovate
  • identifies and resolves problems in a timely manner
  • be proficient in working with technology and adaptable to online systems
  • carbon literacy certification or willingness to undertake training

Job Qualifications

  • high school diploma or equivalent
  • at least 1 year of relevant experience in property maintenance or similar role

  • basic knowledge of maintenance tools and equipment

  • physical ability to perform manual labor including lifting up to 50 pounds

Job Duties

  • maintain the cleanliness of the property including daily upkeep of grounds trash removal and cleaning of common areas such as hallways and courtyards
  • clean and prepare vacant units for new residents ensuring appliances windows floors and fixtures are in top condition for move-in
  • assist with property turnover tasks and work closely with the Property Maintenance Manager to support the Turn Program during high-demand periods
  • perform daily cleaning of community spaces including the office clubhouse laundry rooms and model units to create a welcoming environment for residents and visitors
  • report any unusual conditions or maintenance issues on the property and communicate supply needs to the General Manager or Maintenance Supervisor
  • replace burnt-out light bulbs broken fixtures and other minor maintenance needs throughout the property both inside and outside
  • safeguard company assets such as buildings tools and equipment by ensuring proper handling and security
  • follow OSHA safety guidelines participate in safety training and use required safety equipment to ensure a safe working environment
  • clean and maintain pool and spa areas if applicable and ensure compliance with local certification and safety standards
  • adhere to company policies and procedures for maintenance tasks safety protocols and emergency preparedness
  • may occasionally work near mechanical equipment at elevated heights or around fumes and chemicals and must be able to lift and move items weighing 50 pounds or more while working in varying weather conditions and moderate noise levels
  • assist with additional maintenance operational and property improvement projects as needed to support community goals
