The role available is a Full-Time Property Groundskeeper based in El Paso, Texas, offering a starting pay range of $15+ per hour, contingent on experience. The position plays a crucial role in sustaining the cleanliness, aesthetic appeal, and safety of the property grounds and common areas. The Groundskeeper is responsible for a wide range of duties, including trash removal, landscape maintenance, pool upkeep, and general exterior repairs. This role requires attention to detail, physical stamina, and strong communication skills to interact effectively with property management, residents, and vendors. The successful candidate will contribute significantly to the overall resident satisfaction by ensuring the property's common areas and grounds are always in pristine condition.

Key responsibilities include the removal and disposal of trash throughout the property, including cigarette butts, pet waste, and debris, maintaining laundry rooms and mail area cleanliness, and care for vacant units' trash removal. Regular sweeping and cleaning of dumpster areas, entranceways, sidewalks, breezeways, and curbs are expected to uphold a tidy environment. The role also includes landscape changes such as plant installations, weeding, watering, and removal of dead shrubs and trees. Proper maintenance of sprinklers and the safe storage of lawn equipment conclude daily landscaping efforts.

Pool maintenance is a vital aspect of the position, including chemical checks, cleaning the pool and Jacuzzi areas, and ensuring pool furniture is clean and orderly. The Groundskeeper assists the Property Manager with various tasks such as tagging vehicles and disseminating notices and newsletters to residents. Exterior light maintenance, fence repairs, repainting curbs, screen repairs, rain gutter cleaning, carpet shampooing, and winter weather tasks such as ice-melt distribution and snow shoveling are also part of the comprehensive job duties. The Groundskeeper must complete a weekend porter checklist and turn it in to the Property Manager.

This role requires the physical ability to stand, walk, climb stairs and ladders, use hands skillfully, and handle heavy objects up to 75 pounds with assistance. Visual acuity is essential, including close and distance vision, color perception, peripheral vision, depth perception, and the ability to adjust focus. Effective communication skills, both written and verbal, in English are mandatory to follow instructions, complete correspondence, and interact professionally with residents, co-workers, and vendors. Background screening, including criminal record searches, employment verification, and drug screening, is required to qualify for employment.

Job Qualifications

  • High school diploma or equivalent
  • previous experience in groundskeeping or property maintenance preferred but not required
  • ability to communicate effectively in English both verbally and in writing
  • basic knowledge of landscaping and pool maintenance
  • ability to follow instructions and work independently
  • experience handling lawn equipment and cleaning chemicals safely
  • good physical stamina and the ability to lift up to 75 pounds with assistance

Job Duties

  • Removing and disposing of trash on property grounds including cigarette butts, dog feces, soda cans, and broken tree limbs
  • removing and disposing of trash in laundry rooms and around mailboxes two times per day or as needed
  • removing and disposing of trash from vacant apartment units as needed
  • sweeping and cleaning trash dumpster areas daily
  • cleaning exterior A/C units as needed
  • sweeping and blowing entranceways, sidewalks, breezeways, and curbs two times per week or as needed
  • completing landscape changes including plant installation, weeding, watering flowerbeds, removing dead shrubs and trees, placing and moving sprinkler hoses
  • putting away lawn equipment at the end of each day
  • maintaining pool and Jacuzzi including chemical checks and cleaning
  • removing and disposing of trash in and around pool and Jacuzzi
  • cleaning pool deck and furniture daily and straightening pool furniture
  • assisting Property Manager in tagging broken down cars and delivering notices/newsletters to residents
  • assisting with maintenance of exterior lights
  • repairing broken fences, cleaning exterior light globes, painting curbs, and replacing/repairing screens
  • cleaning rain guttering as needed
  • completing weekend porter checklist and submitting it to property manager
  • shampooing carpets
  • applying ice-melt and shoveling snow during inclement weather
  • completing all job-related tasks assigned by Property Manager
