The role available is essential to maintaining the quality and appeal of our managed properties. This position involves owning the meticulous upkeep of grounds, amenities, building exteriors, and common areas such as rock beds, leasing offices, parking lots, and ensuring effective weed control. You will be the eyes and ears of the property, expected to identify and report unsafe conditions, maintenance needs, and any deficiencies that could affect the community or its residents. Your responsibilities also extend into assisting with market-ready unit preparation on an as-needed basis, including minor cleaning and trash removal to ensure vacant apartments are presented at their best for prospective tenants. Effective communication both with fellow team members and supervisors is key to success, alongside delivering five-star customer service and upholding a professional demeanor that positively represents the community.

Success in this role is supported by clear processes emphasizing lead generation, lead conversion, and customer fulfillment. This structured approach aligns with our maintenance team's strengths and the broader company objectives. Training is provided to equip you with the skills necessary to excel, while you will be held accountable for critical operational goals such as maintaining an occupancy rate above 95%, completing at least 75% of work orders within 48 hours, and preparing vacant units for occupancy within seven days or less.

Job Requirements

  • High school diploma or equivalent
  • Prior experience in property maintenance or related field preferred
  • Ability to perform physical labor including lifting and standing for extended periods
  • Good communication skills
  • Ability to follow safety guidelines and report maintenance issues promptly
  • Willingness to work flexible hours as needed

Job Duties

  • Own the meticulous upkeep of grounds, amenities, building exteriors, rock beds, leasing office area cleaning, parking lots, and weed control on the property
  • Recognize and report any unsafe conditions, maintenance concerns for repairs, and or common area deficiencies
  • Assist in the preparation of market-ready units only on a needed/limited basis, including removing trash from vacant apartments prior to make-ready and or minor touch up cleaning
  • Effectively communicate with fellow team members and supervisor
  • Provide 5-star customer service and represent the community in a professional manner
