Job Requirements

Ability to perform physical tasks such as walking, lifting, and cleaning
Basic maintenance and repair skills
Strong work ethic and attention to detail
Good communication and time management skills
Ability to work independently and as part of a team
1+ year of porter, maintenance, or janitorial experience preferred
Residential or condominium maintenance experience is a plus

Job Duties

Maintain cleanliness of common areas including hallways, stairwells, entryways, elevators, parking garage, and shared spaces
Pick up trash and debris throughout the property including walkways and parking areas
Perform interior painting and minor repairs such as drywall patching, fixture replacements, and touch-ups
Replace light bulbs and assist with routine maintenance tasks
Conduct daily walkthroughs to identify maintenance or safety concerns
Report issues, damages, or violations promptly
Assist with maintenance tasks, projects, and work orders
Help coordinate access for residents, vendors, and contractors
Maintain a daily log of tasks completed
Communicate updates, issues, and priorities clearly
Monitor supplies and notify management when restocking is needed
Follow all safety procedures and guidelines
Report hazards or unsafe conditions immediately
Use equipment and materials safely
Assist with seasonal duties as needed
Participate in after-hours emergency response if required
