We are currently seeking a dependable Porter / Assistant Superintendent to join our on-site team. This role is pivotal in supporting the daily operations of the condominium community, focusing on maintaining a clean, safe, and well-kept environment. The ideal candidate will take initiative in performing cleaning duties, conducting routine maintenance, and assisting the Superintendent with day-to-day property operations. You will be entrusted with responsibilities such as cleaning common areas, picking up trash, and performing minor repairs to ensure the property remains orderly and presentable. Your attention to detail and proactive approach will help address any minor issues before they escalate, contributing to the overall quality and appearance of the community.
Beyond daily cleaning and upkeep, this role entails assisting with various administrative tasks like maintaining a daily log, communicating updates to management, and monitoring supply levels to ensure that the team is always well-equipped. You will also support safety compliance by following procedures closely, reporting hazards promptly, and safely handling equipment and materials. Seasonal duties and after-hours emergency response may also be part of the job to maintain the property's integrity throughout the year. Job Duties
- Maintain cleanliness of common areas including hallways, stairwells, entryways, elevators, parking garage, and shared spaces
- Pick up trash and debris throughout the property including walkways and parking areas
- Perform interior painting and minor repairs such as drywall patching, fixture replacements, and touch-ups
- Replace light bulbs and assist with routine maintenance tasks
- Conduct daily walkthroughs to identify maintenance or safety concerns
- Report issues, damages, or violations promptly
- Assist with maintenance tasks, projects, and work orders
- Help coordinate access for residents, vendors, and contractors
- Maintain a daily log of tasks completed
- Communicate updates, issues, and priorities clearly
- Monitor supplies and notify management when restocking is needed
- Follow all safety procedures and guidelines
- Report hazards or unsafe conditions immediately
- Use equipment and materials safely
- Assist with seasonal duties as needed
- Participate in after-hours emergency response if required
