The Porter position at Landmark Properties plays a pivotal role in maintaining the overall upkeep and appearance of the community's landscape, as well as both interior and exterior premises. This role requires a customer service-oriented individual who can work collaboratively within a team to ensure the community presents a clean, safe, and inviting atmosphere. Reporting directly to the Maintenance Supervisor, the Porter will be expected to execute a wide range of responsibilities that support the operational success and resident satisfaction within the community.

In this role, the Porter is entrusted with maintaining a professional and OSHA-compliant work environment, ensuring that properties remain litter-free and visually appealing at all times. Responsibilities include conducting routine inspections, assisting with unit trash-outs, delivering notices, and accurately reporting work hours and attendance. The Porter’s role is dynamic and may involve modifying tasks to meet the evolving needs of the community. Strong emphasis is placed on customer service, requiring the Porter to understand and anticipate resident needs, exceeding expectations whenever possible. Building a positive community environment through engagement and support of resident activities is also a key objective.

Further, the Porter supports risk control efforts by adhering to community safety protocols, emergency response procedures, and fire evacuation plans. The individual must be vigilant in documenting and reporting any lease violations or unsafe behaviors observed within the property to the Community Manager. Physical demands include frequent lifting of up to 25 pounds, walking, stooping, kneeling, and climbing, as well as having specific vision capabilities essential to perform the job effectively.

Compensation for this position ranges between $18.00 and $20.00 per hour, dependent on factors including location-specific market elements.
