The Porter position at Landmark Properties plays a critical role in maintaining the upkeep, appearance, and overall image of the residential community. This role is focused on both the interior and exterior environments, ensuring that landscaping and communal spaces are clean, safe, and welcoming at all times. The Porter acts as an essential part of the community management team, reporting to the Maintenance Supervisor, and working independently without direct reports. This full-time role is best suited for individuals who demonstrate strong customer service skills, a keen attention to detail, and the ability to work effectively within a team and independently.

The role is especially vital in setting a positive tone and fostering a sense of community among residents and staff members alike. The Porter conducts daily inspections to proactively identify and resolve maintenance and cleanliness issues, assists with waste management such as unit trash outs, delivers community notices, and ensures compliance with company policies including OSHA standards. Given the nature of the position, the Porter must also be familiar with risk control measures related to community safety, emergency procedures, and reporting concerns as necessary. The ideal candidate is motivated, reliable, and committed to supporting a safe, litter-free, and aesthetically pleasing living space. This role is integral to sustaining a professional environment and enhancing resident satisfaction through consistent maintenance and attentive customer service.

Job Duties

  • Maintain a clean, professional, and OSHA approved work environment
  • keep the property litter free
  • assist with unit trash outs
  • deliver notices
  • report time and attendance
  • make daily inspections of the community
  • understand and adhere to the Landmark Properties policies and procedures
  • understand the needs and expectations of residents and exceed their expectations
  • develop a sense of community among the residents and staff
  • maintain a positive community environment for both residents and associates and encourage participation in events and activities
  • assist with the property's turn
  • understand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resources
  • document and report behaviors of residents that violate the law or the community lease agreement to the Community Manager
  • inspect the physical condition of the property and report any problems to the Maintenance Supervisor and Community Manager
