Job Description
The Porter position is a critical role within multifamily residential communities, dedicated to maintaining the cleanliness, appearance, and overall quality of the property. This role involves a wide range of cleaning and maintenance responsibilities across common areas, grounds, and vacant apartments. The Porter will be expected to perform essential cleaning duties such as sweeping, trash removal, dusting, mopping, and window cleaning, among others. Maintaining landscaped areas by watering plants and removing weeds is part of your responsibilities too. You will assist the maintenance team as directed, participating in inspections, minor repairs, and upkeep of vacant units to keep them move-in ready. Communication skills are important in this role, as you will engage with residents and guests, responding courteously to inquiries and service requests.

Job Requirements
- At least one year of experience in groundskeeping, porter services, or a related field
- High school diploma or equivalent
- Excellent customer service and communication skills
- Strong time management and organizational skills
- Ability to work independently and as part of a team
- Ability to follow instructions and adhere to cleaning and maintenance procedures
- Physical stamina and ability to perform tasks that require bending, lifting, and standing for extended periods
- Willingness to learn new skills and techniques
- Must have a valid driver's license with no major infractions in the last 12 months

Job Duties
- Ensure that all community grounds, tour pathways, breezeways, stairwells, parking lots, amenity areas, and dumpster areas are clean and free of debris
- Perform regular cleaning tasks such as sweeping, picking up trash, and removing litter
- Maintain the appearance of landscaping, including watering plants and removing weeds
- Clean and sanitize common areas such as lobbies, hallways, fitness centers, and laundry rooms
- Vacuum, dust, mop, and polish floors and surfaces
- Empty trash receptacles and replace liners
- Clean windows, mirrors, and other glass surfaces
- Assist in the make-ready process of vacant apartments by removing trash, cleaning appliances and fixtures, and ensuring a move-in ready condition
- Assist the maintenance team with routine inspections and repairs as directed by the Service Manager, including painting, cleaning, and completing minor repairs
- Interact with residents, guests, and prospective tenants in a friendly and professional manner
- Respond to resident inquiries and requests in a timely and helpful manner
