This particular opportunity is for a Porter/Janitorial role, a vital position responsible for maintaining cleanliness and orderliness in building facilities, restrooms, and common areas. The role operates on a part-time schedule specifically on Saturdays, Sundays, and a flexible Monday shift, from 6am to 3pm, offering an hourly wage between $17 and $19. This position plays a crucial role in ensuring that the environments managed by FirstService Residential remain clean, safe, and pleasant for all residents and visitors.

The responsibilities of the Porter/Janitorial staff include performing various cleaning duties such as sweeping, mopping, scrubbing, vacuuming floors, washing walls and glass surfaces, cleaning showers and restrooms, polishing furniture and fixtures, and removing rubbish. The worker is also tasked with some routine maintenance activities like notifying management of repair needs and cleaning debris from common areas. Meeting and maintaining positive relationships with residents is emphasized to create an inviting and cooperative atmosphere within the community.

This job requires employees to handle a range of daily operational tasks including the preparation of cleaning solutions, power washing pool decks, removing graffiti, organizing events by setting up and removing decorations and furniture, and ensuring the safety precautions are strictly followed. The position also demands regular maintenance of the cleaning cart and providing courteous service to residents and tenants alike.

Beyond the practical cleaning and maintenance duties, this role involves an element of vigilance and administrative responsibility such as filling out logs, completing work orders, requisitioning supplies, and communicating effectively with supervisors and managers. The ideal candidate should demonstrate good judgment, be able to prioritize tasks, work both independently and as part of a team, and handle the physical demands of the job which include lifting up to 50 lbs, standing for long periods, and working outdoors under varying environmental conditions.

Job Requirements

  • Possession of a valid California State Driver's License
  • Possession of valid state mandated auto insurance
  • Must be able to lift 50 lbs
  • Work is performed in a variety of environmental conditions with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust
  • Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time
  • Work duties may require the ability to work outdoors for an entire shift
  • Occasional overtime may be required
  • Holidays and/or weekends may be required based on business needs
  • Consistent and regular attendance required
  • Shift to be determined and may change according to the demands of the facility
  • Some exposure to dust and noise
  • Some heavy lifting, standing, climbing
  • Work duties may include hauling trash from the Parks to the dumpsters, therefore a pickup truck is preferred
  • Appearance must be professional and in accordance with guidelines

Job Qualifications

  • One year of experience of janitorial or custodial work
  • High School Diploma or GED preferred
  • Ability to prepare written reports and complete log sheets
  • Bilingual Spanish helpful
  • Proficient in speaking, reading and writing English
  • Excellent general math skills
  • Ability to determine next level involvement for problem resolution
  • Must demonstrate good judgment
  • Ability to think and work independently as well as part of a team
  • Must be able to work well under pressure and deadlines
  • Ability to follow oral and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions
  • Must be capable of being bonded

Job Duties

  • Cleaning floors by sweeping, mopping, scrubbing or vacuuming them per the prescribed schedule
  • Gather and empty trash daily and per schedule
  • Service, clean, and supply restrooms daily and per the schedule
  • Clean and polish furniture fixtures
  • Clean low-level windows, glass partitions and mirrors
  • Dust furniture, walls, machines and equipment
  • Mix water and detergent in containers to prepare cleaning solutions according to specifications
  • Hose off or power wash pool deck and enclosures
  • Remove graffiti from surfaces as necessary
  • Notify General Manager concerning the need of repairs or additions in the common area and file appropriate work order
  • Complete appropriate requisition for supplies and equipment as needed for cleaning and maintenance duties
  • Setup, arrange and remove decorations, tables, chairs, to prepare facilities for events such as board meetings
  • Attend maintenance cart in common areas at all times and store cart out of site while on breaks
  • Ensure all safety precautions are followed while performing work
  • Be courteous and pleasant to residents at all times
  • Perform related duties and responsibilities as required
