The Porter/Gatekeeper position at Scion is a vital role focused on the care and upkeep of a residential property’s common areas, both indoors and outdoors. This position requires a dedicated individual who takes initiative, pays close attention to detail, and follows through on tasks reliably. The Porter/Gatekeeper is responsible for maintaining the physical condition of the property according to Scion’s Standard Operating Procedures, ensuring compliance with OSHA and industry standards. This role involves physically demanding tasks such as trash removal, sweeping, mowing lawns, trimming planting beds, and repairing exterior fixtures.
In addition to landscaping duties, the Porter/Gatekeeper assists with general maintenance, cleaning, and moving services as needed. The role also includes responsibilities like maintaining exterior lighting, cleaning pools and spas according to manufacturer specifications, and managing irrigation systems. Safety awareness is a crucial component of the job, requiring the individual to know emergency procedures, including how to engage water and gas shutoff valves and locate sewer cleanouts and fuse panels to minimize property loss or injury.
Working in a customer-centric and collegiate environment, the Porter/Gatekeeper is expected to present a professional appearance and attitude while promoting safety and cleanliness. The role often requires flexibility to cover emergencies after-hours and on weekends, as well as the ability to stand for extended periods and lift heavy objects when necessary. - High school/GED or trade school diploma
- one year of experience in lawn/grounds maintenance or equivalent education and experience
- ability to read instructions and document labor and materials
- record of punctuality and dependability
- ability to work under pressure and schedule flexibility for after-hours and weekend emergencies
- possession of a valid driver's license
- ability to stand for 8 hours or longer and lift up to 100 lbs

Job Duties
- Maintain the physical condition of the property according to Scion Group's Standard Operating Procedures
- perform physically demanding work to maintain the asset and property features to minimize liability concerns
- remove trash and other debris from common areas continuously
- sweep and remove debris from curbs, parking areas, walkways, and stairways as scheduled
- maintain and repair loose stairwell treads
- maintain and repair exterior lighting by replacing burned-out bulbs and reporting inventory
- mow all lawn areas, remove clippings, trim planting beds, rake and remove leaves and debris
- apply weed and feed to lawn areas, top seed and water as needed
- install seasonal plantings, replacement shrubs, trees, decorative rock, and water features
- trim and prune trees and shrubs as directed
- maintain, adjust, and repair irrigation systems and fountains
- clean pool and spa per manufacturer specifications and code compliance
- perform routine maintenance and repairs to pool equipment
- know emergency procedures including how to operate water and gas shutoff valves
- promote safety awareness to limit property loss and injury
- keep drainage grills clear of leaves
- pressure-wash sidewalks, buildings, and pool decks
- assist in snow removal when required
- undertake training related to job duties
- maintain required uniform and professional appearance
