The Porter/Gatekeeper role at Scion Group is critical in maintaining the upkeep and care of the common areas in residential properties. This position involves routine maintenance, cleaning, landscaping, and general property upkeep to prevent potential liabilities and enhance the property's value and appeal. The Porter is expected to perform a variety of physically demanding tasks such as mowing lawns, trimming shrubs, cleaning pools, maintaining exterior lighting, and performing emergency safety procedures. This role requires someone who is detail-oriented, takes initiative, and exhibits a professional demeanor at all times. Beyond maintenance, Porters may assist with moving services and general upkeep duties, making them an essential part of the property management team. The job mandates the ability to work under pressure, especially during emergencies and after hours, demonstrating flexibility and reliability. The position holds both responsibilities in indoor and outdoor environments and demands standing for extended periods and lifting heavy weights when necessary. Employment is on an on-call basis, excluding approved paid time off periods, ensuring the property remains safe and attractive year-round. Job Requirements

  • High school or GED or trade school diploma
  • One year of experience in some aspect of lawn or grounds maintenance or an equivalent combination of education and experience
  • Efficient in reading instructions and documenting labor and materials
  • Record of punctuality and dependability
  • Ability to work with under pressure of deadlines
  • Schedule flexibility to accommodate after-hours and weekend emergencies
  • Possession of a valid driver's license
  • Ability to stand 8 hours or longer per day
  • Ability to lift up to 100 lbs as necessary

Job Qualifications

  • Ability to efficiently read instructions and document labor and materials

Job Duties

  • Maintain the physical condition of the property according to the Scion Group's standard operating procedures, OSHA and industry standards
  • Perform physically demanding work to maintain the asset and other property features to minimize liability concerns
  • Remove trash and other debris from the common areas on a continuous basis
  • Sweep and remove debris from the curbs, parking areas, walkways and stairways as scheduled
  • Maintain and repair loose stairwell treads
  • Maintain and repair exterior lighting by replacing burned out bulbs and reporting inventory to supervisor
  • Mow all lawn areas, remove clippings as scheduled, trim all planting beds, rake and remove leaves and other debris from landscaped areas
  • Apply weed and feed to lawn areas as scheduled
  • top seed and water areas as needed
  • Install seasonal plantings, replacement shrubs and trees, decorative rock and water features
  • Trim and prune trees and shrubs as directed
  • Maintain, adjust and repair irrigation systems and fountains as needed
  • Clean pool and spa in accordance with manufacturer specifications and code compliance
  • Perform routine maintenance and repairs to pool equipment as directed
  • Know the emergency procedures for the property, including location and how to engage water and gas shutoff valves and access to sewer cleanouts and fuse panels
  • Promote safety awareness to limit property loss and damage or injury to residents and visitors
  • Keep drainage grills on grounds clear of leaves
  • Pressure-wash sidewalks, buildings, pool decks, etc.
  • Assist in snow removal at property as required
  • Undertake training related to job duties as deemed necessary
  • Maintain required property uniform and present a professional appearance and attitude
