The role of Porter/Groundskeeper at Two Coast Living is pivotal in maintaining the upkeep and aesthetic appeal of the communities they serve. This full-time position, typically scheduled from Monday through Friday with occasional weekend work, centers on keeping the interior and exterior areas safe, clean, and visually appealing. As a Porter/Groundskeeper, you will be responsible for the general maintenance of public spaces such as lobbies, hallways, stairwells, elevators, recreation areas, fountains, business centers, parking lots, and refuse areas. The position does not require prior experience in groundskeeping or custodial roles, as the company provides thorough training to meet its rigorous standards.
A key focus of this job is ensuring that the property grounds are free from trash, waste, and refuse throughout the day, maintaining landscaping by watering plants and performing routine maintenance tasks. Your role also involves regular interaction with residents, requiring a friendly, efficient demeanor combined with exceptional communication skills. Safety is paramount; the successful candidate must be committed to creating and maintaining a safe working and living environment, adhering to all company safety protocols.
Beyond the hands-on work, you will be expected to demonstrate integrity, honesty, and ethics in all responsibilities, treating every resident with respect and dignity. Excellent organizational skills and attention to detail are essential to managing the many duties effectively. Time management skills will help ensure all deadlines and goals are met even in a fast-paced, high-volume environment. Proficiency with basic computer software such as Microsoft Office is beneficial for tracking work orders and communicating efficiently. The position also requires the ability to lift and move items weighing up to 50 pounds occasionally, and to perform physical tasks such as standing for extended periods, walking, climbing stairs and ladders, and working in various weather conditions.

Job Requirements
- High school diploma or GED
- Minimum of 1 year of work experience preferably in property management, hospitality, or service industries
- Valid driver’s license
- Ability to maintain regular attendance and punctuality
- Ability to lift or move items up to 50 pounds occasionally
- Must be able to stand, walk, climb stairs and ladders, stoop, kneel, crouch, or crawl
- Basic proficiency with Microsoft Office or related software
- Ability to interact respectfully and professionally with residents
- Safety-first mindset
- FLSA status nonexempt
Job Qualifications
- High school diploma or GED

Job Duties
