The current job opening is for a Maintenance Technician at a lease-up, garden-style community with 269 units. This position is integral to ensuring the community’s physical upkeep and aesthetic standards are consistently maintained. The Maintenance Technician is responsible for maintaining the grounds, amenities, and overall curb appeal, contributing directly to tenant satisfaction and property value. The role involves routine inspections to keep common areas clean and safe, performing minor repairs and maintenance tasks, and assisting with property preparations such as apartment make-ready processes. The technician will handle lock changes, gate safety checks, and distribution of resident communications, functioning as a key support member within the service team. Effective communication and customer service skills are essential, with a preference for bilingual candidates fluent in English and Spanish.

This full-time position requires working Tuesday through Saturday with on-call responsibilities during evenings, weekends, and holidays. The role offers a competitive hourly wage ranging from $20.67 to $22.00 in the Sacramento area and is eligible for incentive-based bonuses, reflecting both individual and company performance. Greystar also offers a 20% housing discount applicable to onsite housing at Greystar-managed communities. Candidates must have a minimum of 1-2 years of related experience, a valid driver’s license, and reliable transportation. CPO certification is preferred but not mandatory.

Working conditions include exposure to various weather environments, physical activity such as lifting up to 25 pounds independently and 50 pounds with assistance, and the ability to climb, bend, and operate equipment such as golf carts. Job Duties

  • Inspect the community throughout the day to remove litter, debris, and pet droppings ensuring all common areas and amenities are neat and free of litter at all times
  • Remove trash and remaining items from vacant apartments prior to the make-ready process and maintain storage areas
  • Complete minor and routine service requests as directed by service supervisor or community manager
  • Assist the make-ready specialist in the turn process
  • Change all locks according to property policy and ensure pool gates meet safety standards
  • Distribute notices and communications to residents as necessary
  • Report hazards or dangerous situations to appropriate supervisors
  • Demonstrate customer service by treating residents respectfully and responding to maintenance complaints
  • Participate in safety meetings, complete OSHA and safety trainings, and report incidents promptly
