The Porter / Groundskeeper role at Kapilina Beach Homes in Ewa Beach, Hawaii, is a full-time position offering an hourly wage ranging from $14.90 to $16.50. This role is vital in maintaining the physical appearance and safety of the community, which encompasses 1,459 units in a stabilized garden-style property. The position operates on a Monday through Friday schedule with required on-call duties to address emergent situations outside of standard hours.
In this role, the Porter / Groundskeeper ensures that the community grounds, common areas, and amenities are meticulously maintained, clean, and free of debris. Responsibilities include regular inspections of the property to remove litter, pet droppings, and trash, as well as assisting in unit turnover processes by removing items from vacant apartments and supporting minor service requests. The position also involves routine tasks such as changing locks per property policies and verifying that safety gates, especially around pool areas, function correctly according to safety codes.
Attention to customer service is a critical aspect of the role. The Porter / Groundskeeper acts as a frontline representative for the community by communicating respectfully with residents, addressing their inquiries, and responding to maintenance-related concerns with sensitivity and professionalism. Safety compliance is paramount, with the incumbent required to participate in regular safety meetings, complete OSHA and other relevant safety training, and promptly report any incidents or hazards that could impact residents, staff, or visitors.
Physical demands of the job include the ability to stand, walk, bend, stoop, climb ladders, and perform tasks in various weather conditions ranging from heat to rain. The role requires the capability to lift and maneuver weights up to 25 pounds independently and up to 50 pounds with assistance. Flexibility in scheduling is necessary, including availability for evening, weekend, and holiday on-call shifts.
