This role is integral to maintaining the upkeep and cleanliness of common areas within residential properties managed by the company. As a Porter/Gatekeeper, the successful candidate will be expected to perform a mix of physical maintenance, cleaning, and customer-service oriented tasks that contribute to the overall aesthetic and operational standards of the property. The role involves comprehensive physical maintenance duties including lawn care, refuse removal, repair and upkeep of property features such as lighting and stairwells, as well as assisting with pool and irrigation system maintenance. Porters are vital in ensuring that outdoor and indoor common areas meet the stringent standards set by The Scion Group and comply with OSHA and industry regulations. Additionally, this position requires responsiveness to emergencies, including snow removal and system shutoff, highlighting the importance of safety and risk management.
This is a full-time role with an operational emphasis on flexibility, requiring availability to work during weekends, after-hours emergencies, and on-call periods except during approved paid time off. The job demands physical stamina, as many tasks involve lifting, standing for extended periods, and physically demanding work. Job Requirements
- High school/GED or trade school diploma and one year of experience in some aspect of lawn/grounds maintenance, or an equivalent combination of education and experience
- Efficient in reading instructions and documenting labor and materials
- Record of punctuality and dependability, ability to work with under pressure of deadlines, and schedule flexibility to accommodate after-hours and weekend emergencies
- Possession of a valid driver's license
- Ability to stand 8 hours or longer per day and lift up to 100 lbs as necessary
Job Qualifications

- One year of experience in lawn/grounds maintenance or equivalent combination of education and experience
- Ability to read instructions and document labor and materials efficiently

Job Duties
- Maintain the physical condition of the property according to The Scion Group's Standard Operating Procedures, OSHA and industry standards
- Perform physically demanding work to maintain the asset and other property features to minimize liability concerns
- Remove trash and other debris from the common areas on a continuous basis
- Sweep and remove debris from the curbs, parking areas, walkways and stairways as scheduled
- Maintain and repair loose stairwell treads
- Maintain and repair exterior lighting by replacing burned out bulbs and reporting inventory to supervisor
- Mow all lawn areas, remove clippings as scheduled, trim all planting beds, rake and remove leaves and other debris from landscaped areas
