The Porter role is an essential part of maintaining the community's appearance and cleanliness, playing a key role in ensuring that every resident and visitor experiences a clean and inviting environment. This position involves carrying out a wide range of responsibilities, including cleaning common areas, maintaining landscaping, assisting with the preparation of vacant apartments, and supporting the maintenance team with light repairs and inspections. This role is not only about routine upkeep but also about creating a positive first impression for prospective residents and contributing to a pleasant living experience for current residents. The ideal candidate for this role is someone with experience in groundskeeping or porter services, excellent communication and customer service skills, and the physical stamina required for tasks that involve lifting, bending, and standing for extended times.

Job Requirements

  • At least one year of experience in groundskeeping, porter services, or a related field
  • High school diploma or equivalent
  • Must have a valid driver’s license with no major infractions in the last 12 months
  • Physical stamina and ability to perform tasks that require bending, lifting, and standing for extended periods
  • Ability to follow instructions and adhere to cleaning and maintenance procedures

Job Qualifications

  • At least one year of experience in groundskeeping, porter services, or a related field
  • High school diploma or equivalent
  • Excellent customer service and communication skills
  • Strong time management and organizational skills
  • Ability to work independently and as part of a team
  • Ability to follow instructions and adhere to cleaning and maintenance procedures
  • Physical stamina and ability to perform tasks that require bending, lifting, and standing for extended periods
  • Willingness to learn new skills and techniques
  • Must have a valid driver's license with no major infractions in the last 12 months

Job Duties

  • Ensure that all community grounds, tour pathways, breezeways, stairwells, parking lots, amenity areas, and dumpster areas are clean and free of debris
  • Perform regular cleaning tasks such as sweeping, picking up trash, and removing litter
  • Maintain the appearance of landscaping, including watering plants and removing weeds
  • Clean and sanitize common areas such as lobbies, hallways, fitness centers, and laundry rooms
  • Vacuum, dust, mop, and polish floors and surfaces
  • Empty trash receptacles and replace liners
  • Clean windows, mirrors, and other glass surfaces
  • Assist in the make-ready process of vacant apartments by removing trash, cleaning appliances and fixtures, and ensuring a move-in ready condition
  • Assist the maintenance team with routine inspections and repairs as directed by the Service Manager
  • This may include painting, cleaning, and completing minor repairs
  • Interact with residents, guests, and prospective tenants in a friendly and professional manner
  • Respond to resident inquiries and requests in a timely and helpful manner
