The Porter position is integral to upholding the cleanliness and safety standards of the property. This role involves performing a variety of tasks focused on maintaining the common areas, including lobbies, hallways, restrooms, break areas, stairwells, elevators, and sidewalks. The Porter will be responsible for routine floor care such as sweeping, mopping, vacuuming, dusting, and spot cleaning to ensure these spaces are always presentable and comfortable for all users. Regular collection and removal of trash and recycling is a key duty, including managing waste container linings and maintaining waste rooms in an orderly fashion. The role also involves supporting move-in and move-out processes by assisting with basic area preparation, light maintenance tasks such as painting, and coordinating with other team members to ensure smooth transitions.
Event and meeting room setups are another critical responsibility, requiring the Porter to arrange tables, chairs, and supplies efficiently for scheduled functions and dismantle arrangements afterward. Attention to detail is vital, especially in reporting maintenance concerns, safety hazards, or security issues promptly to the appropriate personnel to uphold a secure environment. Inventory management for cleaning supplies and materials forms an essential part of the role, ensuring the team is always stocked and prepared. The Porter must follow all safety protocols related to the use and storage of cleaning chemicals and equipment to maintain workplace safety. Customer service is a consistent element of the role, as the Porter will engage courteously with residents, guests, and staff, responding promptly to requests within their scope. Job Requirements
- High school diploma/GED preferred
- prior porter, janitorial, custodial, or groundskeeping experience preferred
- ability to follow instructions, work independently, and manage time effectively
- strong attention to detail and reliability/punctuality
- basic communication skills and professional demeanor
- ability to stand/walk for extended periods
- ability to lift/push/pull up to 50 lbs with or without reasonable accommodation
- ability to bend, kneel, climb stairs, and work indoors/outdoors as needed

Job Duties
- Maintain cleanliness of common areas (lobby, hallways, restrooms, break areas, stairwells, elevators, sidewalks/entries)
- collect and remove trash/recycling
- replace liners
- maintain waste rooms and containers
- perform routine floor care (sweeping, mopping, vacuuming, dusting, spot cleaning)
- support move-in/move-out needs, including basic area prep, light maintenance, painting and coordination
- assist with event/meeting room set-ups and breakdowns (tables, chairs, supplies)
- report maintenance issues, safety hazards, or security concerns to the appropriate team member
- restock supplies (paper products, soap, cleaning materials) and notify supervisor when inventory is low
- follow safety procedures and proper use/storage of cleaning chemicals and equipment
- provide courteous customer service and respond promptly to requests within scope
