The Porter role at B.HOM Student Living is essential in maintaining the cleanliness, safety, and overall appearance of the property, ensuring that the community remains inviting and well-kept for residents. Reporting directly to the General Manager and Maintenance Supervisor, the Porter plays a critical part in enhancing curb appeal and supporting various maintenance and groundskeeping activities. This position is primarily onsite and requires dedication to daily upkeep tasks that keep the property attractive, safe, and functional.

The position involves diverse responsibilities including grounds maintenance, property cleanliness, support for minor repairs and upkeep, as well as ensuring common areas and amenities like the pool and clubhouse are well maintained. Additionally, the Porter supports the resident experience by delivering excellent customer service while maintaining a safe and welcoming environment.

Candidates for this role should possess a strong work ethic, attention to detail, and the ability to work independently. A basic knowledge of cleaning tools and maintenance equipment is preferred, with the capability to safely operate ladders, cleaning tools, and equipment. Physical endurance and the ability to perform outdoor labor in various weather conditions are required, along with the ability to lift heavy objects and assist with property-related tasks.

The work schedule is primarily Monday through Friday, though extended hours, weekends, and on-call duties may be necessary depending on business needs. This flexibility supports the ongoing operations and upkeep of the community, ensuring resident satisfaction and property standards are consistently met.

Job Requirements

  • Ability to walk, stand, bend, and perform physical labor for extended periods
  • Ability to lift and carry up to 75 lbs and push/pull up to 100 lbs with assistance
  • Exposure to outdoor weather conditions and maintenance environments
  • Ability to safely operate tools and equipment required for the role

Job Duties

  • Maintain the overall cleanliness and appearance of the property
  • Inspect exterior grounds, breezeways, and buildings daily
  • Pick up trash and debris throughout the community
  • Operate trash compactor and manage waste areas
  • Sweep, blow, and/or pressure wash common areas, parking lots, and walkways
  • Keep storm drains and exterior areas free of debris
  • Maintain landscaping including watering plants, flowers, and shrubs
  • Assist with painting curbs, speed bumps, and other exterior touch-ups
  • Replace light bulbs and assist with minor maintenance tasks
  • Support maintenance team with unit turns and trash-outs
  • Clean and maintain clubhouse, office, and amenity spaces
  • Maintain pool area cleanliness and assist with pool upkeep
  • Track and maintain pool chemical logs in compliance with local requirements
  • Ensure all common areas are clean, organized, and resident-ready
  • Deliver excellent customer service while interacting with residents
  • Support a clean, safe, and welcoming environment for all residents
  • Assist with posting notices, flyers, and community communications
  • Support property operations and special projects as needed
  • Perform other duties as assigned
