Job Description

We are currently hiring a full-time, hourly Porter who will play an essential role in maintaining the cleanliness, safety, and overall visual appeal of the properties managed by B.HOM Student Living. Reporting directly to the General Manager, the Porter will ensure that the community remains a welcoming place through diligent groundskeeping, cleaning, upkeep, and property maintenance tasks. This position requires a proactive individual with a strong attention to detail, the ability to work independently, and a genuine commitment to upholding a high standard of property care. Given the nature of the job, physical labor and outdoor work are key components, with responsibilities extending to support maintenance teams and enhance resident experiences through excellent customer service. The role is primarily scheduled Monday through Friday with potential extended hours, weekends, and on-call duties based on operational needs.
As a vital member of the B.HOM team, the Porter contributes to strong curb appeal and resident satisfaction by keeping common areas, landscaping, and amenities in pristine condition. This includes regular inspection of exterior grounds and buildings, trash and debris removal, operation of waste management systems, pressure washing, and landscaping upkeep such as watering plants and assisting with minor repairs. The Porter will also maintain clubhouse facilities, the pool area, and other amenity spaces while ensuring compliance with local safety and chemical logging requirements. Integral to this role is the delivery of excellent customer service, supporting communication through posting community notices, and fostering a safe, clean, and welcoming living environment for all residents.

Job Requirements
- Reliable transportation for on-call or emergency needs
- Ability to walk, stand, bend, and perform physical labor for extended periods
- Ability to lift and carry up to 75 lbs and push/pull up to 100 lbs with assistance
- Exposure to outdoor weather conditions and maintenance environments
- Ability to safely operate tools and equipment required for the role
Job Qualifications
- High school diploma or equivalent
- Prior experience in groundskeeping, maintenance, or property support roles
- Strong attention to detail and commitment to cleanliness
- Ability to work independently and manage daily tasks
- Basic knowledge of cleaning tools and maintenance equipment
- Strong work ethic and reliability
- Ability to safely use cleaning tools, ladders, and equipment
Job Duties
- Maintain the overall cleanliness and appearance of the property
- Inspect exterior grounds, breezeways, and buildings daily
- Pick up trash and debris throughout the community
- Operate trash compactor and manage waste areas
- Sweep, blow, and/or pressure wash common areas, parking lots, and walkways
- Keep storm drains and exterior areas free of debris
- Maintain landscaping including watering plants, flowers, and shrubs
- Assist with painting curbs, speed bumps, and other exterior touch-ups
- Replace light bulbs and assist with minor maintenance tasks
- Support maintenance team with unit turns and trash-outs
- Clean and maintain clubhouse, office, and amenity spaces
- Maintain pool area cleanliness and assist with pool upkeep
- Track and maintain pool chemical logs in compliance with local requirements
- Ensure all common areas are clean, organized, and resident-ready
- Deliver excellent customer service while interacting with residents
- Support a clean, safe, and welcoming environment for all residents
- Assist with posting notices, flyers, and community communications
- Support property operations and special projects as needed
- Perform other duties as assigned
