AvalonBay is actively seeking a full-time Porter for their Walnut Creek, California community. This position offers competitive compensation ranging from $45,500 to $63,000 annually with a scheduled 40-hour workweek. The Porter role is a critical part of the multifamily community management team, blending custodial responsibilities with light maintenance duties. As a Porter, you will be instrumental in maintaining the exterior and interior conditions of the apartment complex to ensure it remains safe, clean, and inviting for all residents.

This role requires a passionate individual who takes pride in maintaining cleanliness and orderliness throughout the property. You'll perform daily cleaning of common areas such as lobbies, hallways, elevators, and recreational facilities to keep them sanitary and welcoming. Outdoor responsibilities include monitoring sidewalks, parking lots, and landscaped areas, ensuring these spaces are free of debris and visually appealing. Additional duties include emptying trash and recycling areas regularly, conducting routine inspections to report maintenance or safety concerns, and addressing minor upkeep tasks such as replacing light bulbs, touching up paint, and assembling furniture.

Customer service plays a key role in this position. The Porter will often interact with residents, helping them with moving-related tasks and addressing their concerns with courtesy and professionalism. Working seamlessly with the broader team helps guarantee a smooth, positive living experience for everyone in the community. Beyond custodial duties, the Porter is also responsible for outdoor landscaping maintenance, including lawn mowing, trimming bushes, and planting flowers.

  • Ability to identify and properly handle cleaning and chemical supplies
  • Knowledge of Personal Protective Equipment usage
  • Basic understanding of emergency systems
  • Demonstrated knowledge of paint types and tools
  • 0-1 year of experience in custodial or maintenance work

Job Qualifications

  • 0-1 year of experience in custodial or maintenance work
  • Ability to communicate effectively with associates and residents to provide customer service
  • Ability to read and understand policies and procedures including Key Control Policy, Apartment Home Turnover Policy, and Maintenance Emergency policies
  • Ability to identify cleaning and chemical supplies and understand Hazard Communication Safety Data Sheets (SDS)
  • Knowledge of Personal Protective Equipment (PPE) and ability to use properly
  • Basic understanding of emergency systems, shutoffs, locations, and sequence of operations
  • Demonstrates knowledge of paint types and paint tools

Job Duties

  • Perform daily cleaning and maintenance tasks to maintain the appearance of common areas, grounds, and amenities
  • Clean and sanitize high-traffic areas including lobbies, hallways, elevators, and recreational spaces
  • Monitor and maintain cleanliness of outdoor spaces including sidewalks, parking lots, and landscaping
  • Ensure trash and recycling areas are regularly emptied and kept tidy
  • Conduct routine inspections to identify and report maintenance or safety concerns
  • Address minor maintenance issues such as light bulb replacement, paint touch-ups, and furniture assembly
  • Assist residents with moving in and out of apartments including loading and unloading belongings
  • Provide friendly and responsive customer service, addressing residents' needs and concerns in a courteous manner
  • Work collaboratively with the team to ensure a positive resident experience
  • Maintain outdoor landscaping including mowing lawns, trimming bushes, and planting flowers
  • Keep outdoor areas clear of debris and litter
  • Complete assigned work orders
