The role of the Porter is pivotal in sustaining these high standards. This full-time position, based in Walnut Creek, California, involves maintaining both the exterior and interior physical conditions of the community environment. With scheduled work hours of 40 per week, this role reports directly to the property management team and encompasses a blend of custodial and maintenance responsibilities. Pay for this opportunity ranges from $45,500 to $63,000 annually, reflecting the company’s commitment to rewarding hardworking associates.

As a Porter at AvalonBay, you will be entrusted with the upkeep of common areas, grounds, amenities, and outdoor spaces—ensuring each environment exudes cleanliness and pride. Your daily duties will include routine cleaning and sanitizing of lobbies, hallways, elevators, and recreational areas, as well as maintaining pristine outdoor spaces like sidewalks, parking lots, and landscaped areas. You will be responsible for verifying that trash and recycling stations are emptied and tidy, conducting frequent inspections to spot maintenance or safety concerns, and addressing minor repairs such as light bulb replacements or paint touch-ups.

Additionally, the role requires assisting residents during move-ins and move-outs, providing courteous customer service, and working collaboratively with the team to enhance the overall resident experience. Knowledge of proper chemical handling, personal protective equipment, and emergency systems are important aspects of this position, ensuring safety and compliance with company policies.

Job Requirements

  • High school diploma or equivalent
  • 0-1 year of experience in custodial/maintenance work
  • Valid driver's license
  • Ability to communicate with associates and residents for customer service
  • Ability to read and understand company policies and procedures
  • Ability to identify and handle cleaning chemicals safely
  • Knowledge and proper use of personal protective equipment
  • Basic knowledge of emergency systems and safety protocols
  • Ability to perform physical tasks such as landscaping and minor maintenance

Job Qualifications

  • 0-1 year of experience in custodial/maintenance work
  • Valid driver's license
  • Ability to communicate with associates and residents to provide customer service
  • Ability to read and understand policies and procedures including Key Control Policy and Maintenance Emergency policies
  • Ability to identify cleaning and chemical supplies and read Hazard Communication Safety Data Sheets (SDS)
  • Knowledge of Personal Protective Equipment (PPE) and ability to use properly
  • Basic understanding of emergency systems, shutoffs, locations and sequence of operations
  • Demonstrates knowledge of paint types and paint tools

Job Duties

  • Perform daily cleaning and maintenance tasks to maintain the appearance of common areas, grounds, and amenities
  • Clean and sanitize high-traffic areas, including lobbies, hallways, elevators, and recreational spaces
  • Monitor and maintain cleanliness of outdoor spaces, including sidewalks, parking lots, and landscaping
  • Ensure trash and recycling areas are regularly emptied and kept tidy
  • Conduct routine inspections to identify and report maintenance or safety concerns
  • Address minor maintenance issues such as light bulb replacement, paint touch-ups, and furniture assembly
  • Assist residents with moving in and out of apartments, including loading/unloading belongings
  • Provide friendly and responsive customer service, addressing residents' needs and concerns in a courteous manner
  • Work collaboratively with the team to ensure a positive resident experience
  • Maintain outdoor landscaping, including mowing lawns, trimming bushes, and planting flowers
  • Keep outdoor areas clear of debris and litter
  • Completing work orders
