The Porter role at Asset Living is essential to the smooth and efficient maintenance of the community properties managed by the company. The position involves performing a range of maintenance tasks, including corrective, preventative, routine, and cosmetic activities under the guidance of the Maintenance Supervisor and Community Manager. This role is vital in ensuring that properties are well-maintained, safe, and visually appealing, which is crucial for resident satisfaction and the company’s operational goals. Responsibilities include cleaning, trash removal, repair work, inspections, and supporting the make-ready process for rental units.
Porters at Asset Living play a pivotal role in maintaining community standards by ensuring that all common areas, grounds, buildings, and breezeways are impeccably maintained. They respond promptly to resident and management requests, handle safety inspections, ensure compliance with regulatory policies including Fair Housing Laws and OSHA guidelines, and support preventative maintenance programs aimed at minimizing future repairs and extending the life of the property. This is a full-time position with a competitive hourly wage ranging from $20 to $22 per hour, depending on the candidate’s relevant experience, skills, certifications, and training. Job Duties
- community maintenance
- regular/daily onsite attendance is required
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior (when applicable) community common areas
- respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- responsible for understanding and following Asset key policy
- maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- participate in unit inspections as requested
- report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- utilize property resources, equipment, and supplies economically
- perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- participate in on-call emergency at community
- manage excellent customer service and monitor service request turnaround and responsiveness
- project a favorable image of the community to achieve property objectives and public recognition
- ensure consistency in dealing with residents on all matters
- enforce policies of the community that the immediate supervisor delegates
