The Porter role at Avenue5 Residential is vital to maintaining the visual appeal and operational excellence of properties managed by the company. This position demands a dedicated individual responsible for the meticulous upkeep of grounds, amenities, building exteriors, and common areas to maximize property marketing appeal and ensure the highest levels of resident satisfaction. Critical to the role are tasks such as trash removal, pressure washing, assisting with market-ready unit preparation, and addressing property maintenance issues, including handling emergencies like snow removal and inclement weather-related problems. This role requires excellent customer service skills, as the porter interacts courteously and professionally with current and potential residents, maintaining confidentiality and fostering positive relationships within the community. The position is hourly, offering a competitive wage between $18 and $20 per hour, reflecting the importance and responsibility entrusted to the successful candidate. Job Requirements

  • High school diploma or equivalent
  • Ability to read, write and understand English
  • Ability to use general office equipment
  • Excellent customer service and interpersonal skills
  • Strong organizational and time-management skills
  • Ability to cope with and defuse situations involving angry or difficult people
  • Ability to maintain confidentiality
  • Must maintain professional appearance and comply with prescribed uniform policy
  • Must maintain a valid driver’s license, clean driving record and current auto insurance
  • Must comply with all safety requirements
  • Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment
  • Ability to shovel snow, apply ice melt and operate a commercial snow blower
  • Passionate for meticulous curb appeal

Job Duties

  • Remove trash and other debris from office areas and property perimeter on a daily basis
  • Assist in the preparation of market ready units
  • Pressure wash exterior buildings, sidewalks, etc
  • Assist with property emergencies such as snow removal and/or other inclement weather emergencies, fires, and floods
  • Clean available apartments and/or model homes and common areas of the community, as directed
  • Address property maintenance concerns related to inclement weather conditions
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents always
