The role of Porter at Asset Living is pivotal to maintaining the high standards and operational efficiency of the properties under management. The Porter is responsible for supporting the maintenance processes, which encompass corrective, preventative, routine, and cosmetic maintenance tasks aimed at preserving both the aesthetics and functionality of the communities. Reporting to the Maintenance Supervisor and Community Manager, the Porter plays an essential role in the make-ready process for units and community spaces, ensuring they meet the company’s rigorous operational objectives. The position demands regular onsite attendance and active involvement in the cleaning, trash removal, and upkeep of grounds, buildings, breezeways, and community common areas, both interior and exterior.

A key component of the Porter role includes responding promptly to resident and management requests as well as maintenance work orders. The Porter conducts daily inspections of the property to identify and mitigate potential hazards or liability concerns, contributing actively to the preventative maintenance program designed to extend property life and minimize future repairs. The job also involves maintaining an organized and well-stocked maintenance shop, adhering to safety and OSHA standards, promoting safe work practices, and participating in unit inspections when necessary. Effective communication is critical, as the Porter must report violations, manage customer service requests, and uphold community policies consistently. The position also involves occasional participation in on-call emergency responses for the community. Job Duties

  • Community maintenance
  • regular/daily onsite attendance is required
  • responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
  • inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
  • responsible for understanding and following Asset key policy
  • maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • assist the Maintenance Supervisor in maintaining the hazard communications program
  • teach and promote safe work practices
  • participate in unit inspections as requested
  • report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • utilize property resources, equipment, and supplies economically
  • perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
  • participate in on-call emergency at community
  • manage excellent customer service and monitor service request turnaround and responsiveness
  • project a favorable image of the community to achieve property objectives and public recognition
  • ensure consistency in dealing with residents on all matters
  • enforce policies of the community that the immediate supervisor delegates
