The role of Porter at Asset Living is essential to maintaining the high standards of property upkeep that contribute to the vibrant and safe communities under the company’s management. The Porter is responsible for supporting maintenance activities including corrective, preventative, routine, and cosmetic maintenance tasks on-site to ensure the property remains in excellent condition. Reporting to the Maintenance Supervisor and Community Manager, the Porter actively participates in the make-ready process to prepare units and common areas according to operational goals. This full-time hourly position offers a salary range of $16.50 to $17.00 per hour and incorporates a comprehensive total rewards package, including medical, dental, vision, life, accidental and disability insurance, 401K with employer matching, paid sick days, company holidays, and potential commissions and performance bonuses. The Porter is a vital front-line role tasked with ensuring the cleanliness, safety, and aesthetic appeal of the property grounds, buildings, breezeways, and all common areas. Duties extend beyond general maintenance and include responding promptly to resident and management requests, supporting a preventative maintenance program to minimize future repairs, and maintaining organized workspaces that comply with OSHA safety standards. The Porter also supports resident relations through excellent customer service and enforces community policies as delegated by supervisors. Physically demanding, the role requires mobility around the property, frequent lifting of heavy objects, operation of machinery and motor vehicles, and working in a variety of weather conditions and environments. Candidates must demonstrate basic computer skills, knowledge of Fair Housing Laws and OSHA requirements, and the ability to adhere strictly to company policies. Job Requirements

Job Duties
- Community maintenance
- Regular daily onsite attendance
- Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and common areas
- Responding to resident/management requests and work orders
- Timely completion of repairs and replacements for property features
- Inspecting grounds and buildings for hazards and liabilities
- Assisting in maintaining a preventative maintenance program
- Understanding and following Asset Living policies
- Maintaining a well-organized and stocked maintenance shop
- Assisting Maintenance Supervisor with safety programs
- Participating in unit inspections
- Reporting community rule violations
- Using property resources economically
- Performing additional tasks as assigned
- Participating in on-call emergencies
- Providing excellent customer service and monitoring service request turnaround
- Projecting a favorable image of the community
- Ensuring consistency in resident interactions
- Enforcing delegated community policies
