The Porter role at Asset Living is a vital position responsible for supporting the property maintenance operations to ensure clean, safe, and appealing community environments. This role primarily involves performing corrective, preventative, routine, and cosmetic maintenance tasks to uphold the property's aesthetic and functional standards. Working under the supervision of the Maintenance Supervisor and Community Manager, the Porter plays a key role in supporting the make-ready process for rental units to meet operational goals.

The job requires a proactive individual who is attentive to detail, physically capable, and committed to maintaining high community standards. Duties include regular attendance onsite, cleaning, trash removal, and general upkeep of grounds, buildings, breezeways, and other community common areas. The Porter responds promptly to resident and management requests, completes repairs and replacements in a timely manner, and inspects the property daily to identify hazards or liability concerns. They assist with preventive maintenance initiatives to extend the longevity of community assets and maintain a safe, organized maintenance environment, adhering strictly to safety and OSHA guidelines.

In addition to maintenance responsibilities, this role demands excellent customer service skills to foster positive resident relations and support property objectives. The Porter ensures fair and consistent enforcement of community policies and works collaboratively with the management team to maintain the community’s favorable image.

This full-time position offers an hourly wage range of $20 to $21, commensurate with the candidate’s skill set, experience, and training. The Porter role is physically demanding, requiring mobility across varied terrains, use of tools and equipment, and the ability to lift heavy objects. Job Requirements

  • High school diploma or equivalent
  • Ability to understand and perform all on-site software functions
  • Basic computer skills required
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements
  • Ability to perform physical tasks including lifting 100+ lbs, climbing ladders, and working in various weather conditions
  • Willingness to work overtime, weekends, night hours, and be on-call for property emergencies
  • Ability to communicate effectively and work collaboratively with others

Job Duties

  • Community maintenance
  • Regular/daily onsite attendance is required
  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
  • Responsible for understanding and following Asset key policy
  • Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Assist the Maintenance Supervisor in maintaining the hazard communications program
  • teach and promote safe work practices
  • Participate in unit inspections as requested
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • Utilize property resources, equipment, and supplies economically
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
  • Participate in on-call emergency at community
  • Manage excellent customer service and monitor service request turnaround and responsiveness
  • Projects a favorable image of the community to achieve property objectives and public recognition
  • Ensure consistency in dealing with residents on all matters
  • Enforce policies of the community that the immediate supervisor delegates
