The Porter role at Asset Living is a vital position responsible for maintaining the high standards of community upkeep and ensuring the smooth operation of maintenance activities. Reporting to the Maintenance Supervisor and Community Manager, the Porter carries out routine, preventative, corrective, and cosmetic maintenance tasks in alignment with the property's operational objectives. The position demands attention to detail and a proactive approach to community maintenance, including the make-ready preparation of units.

As a Porter, the individual will oversee day-to-day cleaning, trash removal, and general maintenance duties encompassing grounds, buildings, breezeways, and various common areas. Timely response to resident and management requests forms a crucial part of the role, alongside a vigilant inspection routine to identify and rectify hazardous conditions that could affect property safety and liability. The Porter contributes to preventative maintenance programs aimed at extending the community's longevity and minimizing costly repairs. This role involves strict adherence to Asset Living's key policies, safety standards, and OSHA guidelines while maintaining an organized and stocked maintenance shop.

The Porter also plays a critical role in fostering positive resident relations by managing service requests with professionalism and consistency, projecting a favorable community image, and upholding community rules and regulations as delegated by supervisors. Job Requirements

  • High school diploma or equivalent
  • ability to understand and perform all on-site software functions basic computer skills required
  • must have basic knowledge of Fair Housing Laws and OSHA requirements
  • ability to perform physical tasks including lifting objects of 100+ lbs and working in varied outdoor weather conditions
  • ability to work overtime weekends and night hours as part of on-call emergency response
  • ability to navigate flat and uneven terrains
  • capability to use ladders stairs ramps and perform repeated motions involving wrists hands and fingers

Job Qualifications

  • High school diploma or equivalent
  • basic computer skills with ability to understand and perform all on-site software functions

  • experience in property maintenance or related field preferred but not required

  • strong communication and customer service skills

Job Duties

  • Community maintenance
  • regular daily onsite attendance
  • responsible for cleaning trash removal and general maintenance of grounds buildings breezeways and community common areas
  • respond to resident management requests and work orders for community common areas buildings and units in a timely manner
  • ensure all repairs and replacements necessary for grounds buildings breezeways and community common areas are completed in a timely manner
  • inspect grounds buildings and other community features daily to identify minimize and correct hazardous property conditions or liability concerns
  • assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
