The role of Porter at Asset Living is crucial in supporting the maintenance department and contributing to the overall upkeep and aesthetic appeal of the residential communities managed by the company. The Porter works under the supervision of the Maintenance Supervisor and Community Manager to assist in various maintenance processes including corrective, preventative, routine, and cosmetic tasks. A key responsibility of the Porter is the make-ready process which involves preparing rental units for new residents, ensuring the property is welcoming and well-maintained.
The Porter’s duties are multifaceted, encompassing tasks such as cleaning, trash removal, grounds maintenance, and responding promptly to resident and management requests. The role requires daily onsite presence and active involvement in inspecting community areas to identify and address safety hazards or necessary repairs. This position also plays a role in maintaining organized maintenance shops and adhering to safety standards including OSHA guidelines. Customer service is a vital component, as the Porter represents Asset Living to residents and helps enforce community policies with fairness and consistency.
Physically, the Porter role involves active work including moving around various terrains, lifting heavy objects, operating machinery and vehicles, and working under different weather conditions. Flexibility to work overtime, weekends, or on-call emergencies is also required. Job Duties
- Community maintenance
- regular/daily onsite attendance
- cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and community common areas
- respond to resident/management requests and work orders for community areas and units promptly
- ensure timely repairs and replacements for community features
- inspect grounds, buildings, and features daily to identify and correct hazards or liability concerns
- assist in maintaining preventative maintenance programs
- understand and follow Asset key policies
- maintain organized and stocked maintenance shop adhering to safety and OSHA standards
- assist Maintenance Supervisor in hazard communication and safe work practices
- participate in unit inspections
- report violations of community rules
- utilize property resources economically
- perform tasks requested by Maintenance Supervisor and Community Manager
- participate in on-call emergency response
- manage excellent customer service and monitor service request responsiveness
- project a favorable community image
