The role of Porter at Core Spaces plays a vital part in maintaining the quality and appeal of Core’s residential communities. Responsible for the overall groundskeeping and cleanliness of the property, the Porter ensures that both interior and exterior common areas meet the company’s high standards. From trash removal and preparing waste for pickup to daily cleaning tasks such as mopping and vacuuming, this role demands attention to detail, physical stamina, and a commitment to sustaining a welcoming environment for residents. Porters also support the upkeep of landscaping, pool areas, and property furniture arrangement, fostering a pristine appearance that aligns with Core’s brand standards.

This position requires the ability to work a full shift on site, including evenings, weekends, and overtime when necessary. Physical demands include the frequent lifting and moving of objects up to 50 pounds, with tasks involving bending, stooping, and other manual activities typical of groundskeeping work. The Porter reports directly to the Maintenance Supervisor and plays an essential role in supporting move-outs, move-ins, and turnover services beyond regular working hours.

Ideal candidates will have a high school diploma or equivalent, be proficient in basic computer skills, and bring at least one year of experience in maintenance or a skilled trade. Experience in student housing or multifamily housing communities is highly preferred, as it provides valuable insight into the unique requirements of managing residential properties in these sectors.

Job Requirements

  • must be able to work a full shift required work schedule on-site at the property
  • must be available for additional hours including evenings, weekends, and overtime when necessary
  • must be available to assist with move-outs, turn, and move-ins that extend beyond normal full-time hours
  • must be able to lift and move objects weighing up to 50 pounds regularly as required by the demands of the job
  • this may include bending, stooping, and lifting throughout the workday

Job Qualifications

  • high school or equivalent education preferred
  • proficient in simple computer tasks
  • one year experience in maintenance or a skilled trade
  • experience in the student housing or multi-family industry

Job Duties

  • ensure completion of daily checklists
  • maintain exterior cleanliness and overall curb appeal for the property
  • maintain landscaping in good repair in between 3rd party service visits
  • clean and sweep swimming pools as required
  • arrange property furniture as directed
  • mop and vacuum daily in all areas required
  • ensure all amenity areas stay clean and presentable throughout the day
  • responsible for ensuring product presentation meet brand and company standards at all time
