The position of Porter/Groundskeeper is a vital role within HRIM, responsible for ensuring the cleaning and appearance of community models and vacant readied units. This position directly affects the impressions of current and prospective residents by maintaining clean, inviting public access areas and apartment units. Duties include thorough cleaning tasks such as mopping, dusting, vacuuming, trash removal, and preparing apartments after move-outs. Additionally, the role involves monitoring cleaning supply inventories, managing trash and debris removal around the property, and supporting maintenance and other staff as needed. This role demands attention to detail, physical stamina, and the capacity to work flexible hours, including some weekends. Job Requirements
- High school diploma or equivalent
- previous residential/apartment cleaning experience preferred
- ability to work some weekends and extended hours
- physical ability to stand, walk, bend, and lift heavy objects up to 125 pounds
- manual dexterity and coordination
- able to operate pressure washer system

- ability to walk and stand for long periods, with frequent interruptions, reaching, bending, or carrying, including climbing flights of stairs in various weather conditions
- requires manual dexterity with normal hand/finger movement and coordination
- ability to occasionally lift, carry, position, or move objects weighing up to 125 pounds, including heavy loads of debris and 2-yard dumpsters
- must be able to operate a pressure washer system for exterior use
Job Duties
- Cleans office, public access areas, and models as directed
- cleans apartments thoroughly after move-out or vacant units to prepare for new residents
- keeps model units and public access areas clean and maintains these areas
- monitors and reports on the inventory of cleaning supplies
- responsible for trash and debris removal from the trash compactor and dumpster areas
- maintains the housekeeping storage room
- report any maintenance concerns or repairs in unoccupied apartments, models, and common areas to the Property Manager
- helps maintenance staff and other staff members as needed
