The Porter role at Asset Living plays a vital function within the maintenance team, directly supporting the upkeep and continual improvement of property grounds and facilities. This position requires an individual who is detail-oriented, proactive, and committed to maintaining high standards of safety and cleanliness to ensure a safe, appealing community environment. The Porter is responsible for routine maintenance tasks, preventive upkeep, and prompt response to maintenance requests, ensuring that all common areas, buildings, and grounds are kept in excellent condition. This role also supports the make-ready process, preparing units efficiently between tenant occupancy, which is crucial for maintaining high occupancy rates and tenant satisfaction.

Working under the supervision of the Maintenance Supervisor and the Community Manager, the Porter is an integral part of a dynamic maintenance team. The position demands daily onsite presence and a hands-on approach to community maintenance, requiring physical stamina to handle the demands of the job, including lifting heavy objects, working outdoors in various weather conditions, and utilizing a range of maintenance and cleaning equipment. The Porter is also expected to actively participate in safety programs, helping to uphold OSHA standards and fostering a culture of safe work practices within the community.

Job Requirements

  • High School diploma or equivalent
  • basic computer knowledge
  • knowledge of Fair Housing Laws and OSHA requirements
  • physical ability to perform tasks including lifting objects over 100 lbs

  • willingness to work overtime, weekends, and on-call shifts

Job Duties

  • Community maintenance
  • regular/daily onsite attendance
  • responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • respond to resident/management requests and work orders in a timely manner
  • ensure all repairs and replacements are completed timely
  • inspect grounds, buildings, and community features daily to identify and correct hazardous conditions
  • assist in maintaining a preventative maintenance program
  • follow Asset key policy
  • maintain a well-organized and stocked maintenance shop adhering to safety and OSHA guidelines
  • assist in hazard communications and promote safe work practices
  • participate in unit inspections
  • report violations of community rules
  • utilize property resources, equipment, and supplies economically
  • perform additional tasks requested by supervisors
  • participate in on-call emergency duties
  • manage excellent customer service and monitor service request responsiveness
  • project a favorable community image
  • ensure consistency in resident dealings
  • enforce community policies delegated by supervisor
