The Porter role at Birchstone is a vital position focused on maintaining and improving the landscaping and groundskeeping of the assigned community. This full-time position is geared towards professionals passionate about outdoor maintenance, landscaping, and community care. The Porter is responsible for ensuring that all exterior and interior grounds of the Birchstone community adhere to stringent quality standards. Key responsibilities include performing routine landscaping and maintenance, completing service requests promptly, and assisting with special projects such as capital improvements. Additionally, the Porter supports regular and preventive maintenance programs and is instrumental in preparing the community for inspections.

In this role, the Porter works closely with the Service Manager to review daily service requests and coordinate required maintenance efforts. The Porter will handle a broad spectrum of duties including mowing, edging, weeding, tree trimming, trash removal, pressure washing, pool cleaning, and general upkeep of common areas and amenities. The position also involves maintaining safety by identifying and addressing hazardous conditions such as broken glass or faulty lighting. The successful candidate will demonstrate strong organizational skills, problem-solving ability, and the capacity to work independently as well as collaboratively within a team.

The position requires the Porter to manage inventory and supplies necessary for completing assignments and participate in implementing corporate and regional groundskeeping initiatives. Attention to detail is critical, as the Porter must ensure timely and accurate completion of paperwork and documentation related to work orders and maintenance activities. Flexibility is important in this role since the Porter may be called upon to work on-call shifts to support emergency situations affecting residents or the community.

Job Requirements

  • High school diploma or equivalent
  • six months of work experience in groundskeeping and landscaping
  • previous work experience in multi-family property groundskeeping, landscaping, or maintenance preferred
  • valid driver’s license required

Job Duties

  • Meet with the Service Manager daily to review service requests, required landscaping and maintenance, special projects
  • receive and complete service requests
  • complete all required landscaping and improvements, ensuring code compliance
  • maintain the community including grounds, common areas, and amenities to ensure an attractive and well-kept appearance
  • clean interior and exterior areas of the community daily, including seasonal cleaning duties
  • perform trash pickup daily, ensuring proper disposal of waste
  • complete pressure washing, breezeway and parking lot cleaning, painting, pool cleaning, mowing, edging, weeding, tree-trimming, and other groundskeeping tasks
  • change bulbs in interior and exterior light fixtures as needed
  • ensure unsafe conditions such as broken glass, gates, lights are reported and corrected immediately
  • move furniture and appliances to perform tasks as needed
  • identify and resolve issues related to groundskeeping in a timely manner
  • support cost-cutting and expense control initiatives when possible
  • assist in Birchstone’s overall regular and preventative maintenance programs standards and initiatives
  • ensure community is prepared for inspections
  • complete and submit appropriate paperwork and reports timely and accurately
  • manage inventory of tools, equipment, supplies needed to complete service requests
  • assist with service requests
  • assist with the implementation of corporate and area/region-specific groundskeeping and maintenance initiatives
  • provide support and assistance in the execution of special projects and assignments including capital improvement projects
  • attend regular meetings with Service Manager and act as a resource to community team members in groundskeeping related matters
  • work on-call shifts/schedules to assist with both resident and community emergencies
  • other duties as assigned
