The role of Porter at Asset Living is pivotal in maintaining the quality and appearance of the properties under management. The Porter is responsible for assisting with the maintenance operations, including corrective, preventative, routine, and cosmetic tasks that are vital to the community's upkeep and appeal. Working under the supervision of the Maintenance Supervisor and Community Manager, the Porter plays an essential role in ensuring properties are kept in excellent condition, ready for residents and prospective tenants. This position demands regular onsite attendance and dedication to maintaining community common areas both inside and out, including landscaping, trash removal, cleaning, and general upkeep. The Porter is expected to respond promptly to management and resident maintenance requests, ensuring timely completion and adherence to operational standards.

Beyond physical maintenance duties, the Porter position requires keen attention to safety and hazard prevention, including daily inspections of the grounds and buildings to identify and rectify any liability concerns or hazards. Maintaining a preventive maintenance program is crucial to extending the lifespan of community assets and reducing future costly repairs. Furthermore, the Porter must maintain a well-organized maintenance shop, comply with safety and OSHA standards, and support the implementation of safety protocols. Customer service is another key component of this role, as the Porter interacts with residents and management to provide excellent service and uphold community standards. This helps project a favorable image of the community that supports overall property objectives and public reputation.

Job Duties

  • Community maintenance
  • regular/daily onsite attendance is required
  • responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
  • inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
  • responsible for understanding and following Asset key policy
  • maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • assist the Maintenance Supervisor in maintaining the hazard communications program
  • teach and promote safe work practices
  • participate in unit inspections as requested
  • report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • utilize property resources, equipment, and supplies economically
  • perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
  • participate in on-call emergency at community
  • manage excellent customer service and monitor service request turnaround and responsiveness
  • project a favorable image of the community to achieve property objectives and public recognition
  • ensure consistency in dealing with residents on all matters
  • enforce policies of the community that the immediate supervisor delegates
