The Porter position at Asset Living plays a vital role in maintaining the high standards of the communities managed by the firm. This role is focused on performing a wide range of maintenance tasks that support corrective, preventative, routine, and cosmetic upkeep of the property. Under direct supervision from the Maintenance Supervisor and Community Manager, the Porter aids in ensuring that all areas of the community — both interior and exterior — remain safe, clean, and visually appealing. The role is essential in the make-ready process, ensuring properties are prepared for resident move-ins and maintaining an inviting environment throughout.
The Porter’s responsibilities involve managing general cleanliness and upkeep such as trash removal, cleaning of grounds, buildings, breezeways, and community common areas. This includes attending the site daily, promptly responding to maintenance requests and work orders related to common areas, buildings, and individual units, and conducting regular inspections to identify and rectify hazardous conditions or potential liabilities. Furthermore, the Porter assists with preventative maintenance initiatives aimed at extending the life of community assets while minimizing future repair demands.
Additionally, the role requires maintaining an organized and well-stocked maintenance shop in compliance with OSHA standards and safety practices. Participation in unit inspections and emergency on-call duties are other crucial aspects of the position. Strong customer service skills are imperative as the Porter interacts with residents, representing the community and enforcing policies to uphold a favorable living environment. Job Requirements
- High School Diploma or Equivalent
- Basic computer proficiency
- Knowledge of Fair Housing Laws
- Knowledge of OSHA requirements
- Ability to work regularly on-site
- Ability to perform physically demanding tasks including lifting 100+ lbs
- Ability to work overtime, weekends, and night shifts as required
- Ability to operate machinery and power tools
- Valid communication skills
- Willingness to respond to emergency on-call duties
