This role is for a Porter, a position critical to the cleanliness and maintenance of community properties. The Porter will perform an array of cleaning and maintenance duties that require advanced training and proven expertise. Responsibilities include sweeping, mopping, shampooing, dusting, polishing, trash disposal, and general upkeep of both interior and exterior property areas, depending on assignment. The Porter will also be tasked with inspecting the work performed within assigned buildings or properties, ensuring that all cleaning and maintenance efforts meet company standards and meet safety regulations, particularly concerning handling cleaning chemicals in line with OSHA requirements.
The Porter must be adept in handling equipment safely and effectively, maintaining a professional and friendly attitude while fostering strong working relationships with other building staff and supervisors. A crucial part of this role involves maintaining sanitary supplies adequately stocked and ensuring that security procedures are observed at all times. The position also requires the ability to perform emergency cleaning and respond quickly to urgent maintenance needs. Physical demands include lifting up to 50 pounds, enduring long periods of standing, navigating different environmental conditions such as heat, cold, rain, and the capacity to work in small or tight spaces. The position offers a unique combination of indoor and outdoor work environments and requires a proactive approach to maintaining the community's appearance and functionality, contributing directly to the residents' experience and property value.

Job Requirements
- Ability to lift 50 lbs following appropriate safety procedures
- Ability to work in an upright standing position for long periods
- Ability to crawl in small and tight spaces
- Ability to work in different environmental conditions such as heat, cold, wind, and rain

- Ability to handle, finger, grasp and feel objects and equipment

Job Qualifications
- High school diploma or equivalency preferred
- Previous custodial experience preferred
- Effective written and verbal communication skills
- Strong customer service, communication and interpersonal skills
Job Duties
- Performs a variety of cleaning and maintenance duties including sweeping, mopping, shampooing, dusting, polishing, trash disposal, and window cleaning
- Informs supervisor of needed supplies
- Maintains cleaning solutions according to OSHA requirements
- Removes trash from premises and assists in emergency cleaning
- Properly utilizes new equipment and follows safety procedures
- Maintains a friendly and professional attitude
- Inspects assigned areas daily and reports discrepancies to supervisor
- Ensures security procedures are adhered to
- Maintains working relationships with building staff
- Finishes and burnishes floors as required
- Completes daily work orders
- Maintains assigned equipment in good working condition
- Cleans restrooms including sweeping and mopping floors, refilling dispensers, cleaning toilets, urinals, sinks, mirrors and counters
- Empties trash
