The Porter role at Asset Living is integral to maintaining the quality and aesthetics of the communities the company manages. This position focuses on assisting in maintenance processes including corrective, preventative, routine, and cosmetic maintenance tasks. The Porter also plays a significant role in preparing apartments through the make-ready process, ensuring homes and common areas meet company standards before new residents move in. Under the supervision of the Maintenance Supervisor and Community Manager, the Porter contributes to the upkeep of grounds, buildings, breezeways, and both interior and exterior community spaces. This full-time position demands regular on-site attendance and involves responsibilities that range from cleaning and trash removal to responding to urgent maintenance requests. The role also requires adherence to safety standards such as OSHA guidelines and ensuring compliance with community policies.
Additionally, the Porter must engage positively with residents, delivering excellent customer service and addressing service requests promptly. The job requires physical stamina and the ability to work in varying conditions, including outdoor environments and tight spaces. Job Requirements
- High School Diploma or equivalent
- basic computer skills
- knowledge of Fair Housing Laws
- knowledge of OSHA requirements
- ability to perform physical tasks including lifting objects over 100 pounds
- ability to work outdoors in varied weather conditions and on uneven terrain
- ability to operate motor vehicles and golf carts
- willingness to work overtime weekends and night hours for on-call emergencies
Job Qualifications
- High School Diploma or equivalent
- ability to understand and perform all onsite software functions basic computer skills required
- must have basic knowledge of Fair Housing Laws and OSHA requirements
Job Duties
- Community maintenance
- regular daily onsite attendance
- responsible for cleaning trash removal and general maintenance of grounds buildings breezeways and all interior and exterior community common areas
- respond to resident management requests and work orders for community common areas buildings and units in a timely manner
- ensure all repairs and replacements necessary for grounds buildings breezeways and community common areas are completed in a timely manner
- inspect grounds buildings and other community features daily to identify minimize and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
