The role of the Porter at Asset Living is a vital position within the property management team responsible for supporting maintenance processes on the property. This full-time role offers a starting salary of $16 per hour and involves carrying out routine, corrective, preventative, and cosmetic maintenance duties under the guidance of the Maintenance Supervisor and Community Manager. The Porter plays a key role in maintaining the upkeep and appearance of the community by performing tasks such as cleaning, trash removal, and general maintenance of the grounds, buildings, breezeways, and interior and exterior common areas. An essential part of the position is the make-ready process that ensures rental units are prepared according to operational standards. The Porter must adhere to safety protocols, OSHA standards, and Asset Living’s policies while maintaining a well-organized maintenance shop. This role also demands timely responses to resident and management requests, a strong focus on customer service, and active participation in inspections and emergency on-call rotations. Physical demands are significant, including the need to navigate uneven terrain, lift objects over 100 pounds, operate equipment, and work in varying weather conditions. Effective communication skills and a commitment to fair housing laws and safety regulations are also required. Job Duties
- Community maintenance
- Regular/daily onsite attendance is required
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
