The Porter role at Twin Pines is an integral part of the property's maintenance team, reporting directly to the Maintenance Supervisor. This hourly position offers a competitive wage ranging from $17 to $18 per hour and is based on-site at the Morrisania location. The individual in this role will be responsible for maintaining cleanliness, appearances, and the overall condition of the property's common areas, grounds, and vacant units. A clean and well-maintained environment is essential not only to tenant satisfaction but also to leasing success, and the Porter plays a crucial role in ensuring the community is always presentable, safe, and ready for occupation. The responsibilities encompass cleaning and upkeep of shared spaces such as lobbies, hallways, stairwells, elevators, laundry rooms, offices, and vacant model units. The Porter also handles exterior maintenance tasks including sidewalks, driveways, parking areas, dumpster enclosures, and public spaces, ensuring these areas are free of trash and debris. Seasonal duties such as snow removal and landscaping support may also be required. Central to the role is active communication with the maintenance team, promptly reporting any maintenance concerns or safety hazards to ensure swift resolution. Additionally, the Porter assists with inventory control of cleaning supplies and general support tasks for the maintenance and operations teams as needed.

Job Requirements

  • High School Diploma, GED, or trade, technical, or vocational training

  • Ability to ascend and descend stairs, ladders, and step stools

Job Duties

  • Clean and maintain property common areas including lobbies, hallways, stairwells, elevators, laundry rooms, restrooms, offices, and model units on a defined schedule
  • Clean vacant apartment units in preparation for marketing, showings, and occupancy
  • Ensure business offices and shared spaces are clean, organized, and professional in appearance
  • Maintain the overall exterior appearance of the property including sidewalks, driveways, parking areas, dumpster enclosures, exterior hallways, and public spaces
  • Perform routine trash and debris removal throughout the community
  • Support seasonal upkeep including snow removal and basic landscaping tasks as needed
  • Report maintenance issues, safety concerns, or hazards promptly to the Maintenance Supervisor or maintenance staff
  • Assist with inventory control of cleaning supplies and equipment
  • Support maintenance and operations teams with additional tasks as assigned
  • Follow all safety procedures and proper use of cleaning agents, tools, and equipment
  • Address resident questions or concerns in a friendly, professional manner
  • Maintain a high standard of customer service while working in resident-facing areas
